Unication USA Inc., a unit of Taiwan’s Unication Co., paid $3.1 million to buy 15,724 square feet in a 20,424-square-foot office building at 34 Telsa in the Irvine Spectrum. Unication makes pagers and other wireless communications and handheld products. The company’s U-Terracom Inc. unit is taking the space in the building, which was marketed as divisible office space. U-Terracom sells digital media players and other consumer electronics, as well as electronics for restaurants, stores and home automation. Allan Lee of NAI Capital Inc. represented the buyer. The seller, Tesla JP/PI LLC, was represented by Gregg Haley and Jeff Carr of CB Richard Ellis Group Inc.
