Luxury Homes Selling for Nearly Full Listing Price

Across Orange County, homes in the $4 million-plus market are fetching an average of 96% of their latest list prices, according to online real estate aggregator Redfin. Here’s a breakdown of OC’s most exclusive communities and how close selling prices are to list prices:

The 7,043-square-foot Newport Coast home at 10 Premiere sold for $8.8 million, coming in at 89% of its February list price of $9.9 million.

The four-bedroom, five-bath home is nestled on a .40-acre lot in the guard-gated enclave of Pelican Hill. The Italian-inspired estate delivers expansive views of Catalina Island, the Pacific Ocean and the seventh hole at Pelican Hill Golf Club.

Attention to detail is evident in the Venetian plaster, custom millwork, coffered ceilings, crown molding and custom chandeliers.

Andy Stavros and Nikki Norman of Teles Properties represented the seller, and Kaylyn Zhu of International Home Realty represented the buyer.

Elegant Duplex

The 3,586-square-foot waterfront duplex at 127 East Bayfront in Newport Beach sold on June 9 for $7.08 million at 97% of its April list price of $7.3 million.

Situated on a 3,741-square-foot corner Bayfront lot, the three-story custom home includes six bedrooms and five baths. Currently a duplex, it can also function as a single-family residence. The main home offers four bedrooms, four baths, a gourmet kitchen with Statuarietto marble countertops, and a roof deck overlooking the bay.

The rear unit offers a great room with a kitchen, two bedrooms, a bath, and a balcony with unobstructed views of the bay.

The property offers a full private dock for two boats, and a four-car garage.

The sale was represented by Ryan Gunderson of Abrams Coastal Properties on the seller’s side and by Karly Brown of Coastal Newport Properties on the buyer’s.

The Highest Heights

The newly constructed, Italian-inspired home at 35 Ocean Heights Drive in Newport Coast sold on June 14 for $6.4 million, almost reaching its June 4 list price of $6.5 million.

The 5,400-square-foot home sits on a .33-acre lot in the gated Ocean Heights community. It boasts a panoramic view of the ocean, Newport Harbor, the coastline, Catalina Island and the Los Angeles skyline. There are four bedrooms, and a teen room that could be a fifth bedroom. There are four and ¼ baths. Other amenities include a 33-foot-deep garage for tandem parking.

Jason C. Bradshaw and Darren Smith, both of First Team Estates, represented the seller, and Bradshaw also represented the buyer.

Two for One

The home at 845 S. Coast Highway in Laguna Beach is an extremely rare property—an oceanfront compound in the heart of the Village. It includes two separate parcels with a combined lot size of over 10,000 square feet at Thalia Street beach.

The property sold on June 9 for $5.42 million, or 95% of its $5.7 million list price in February.

Nestled on the oceanfront is a charming three-bedroom, two-bath beach house offering abundant natural lighting and deck space with coastline views. The other home is situated on the Pacific Coast Highway side. It’s a commercially zoned parcel that includes a two-bedroom, two-bath unit with vaulted ceilings, ocean views, deck space, and a living room fireplace.

The two homes total 2,656 square feet. The property includes a six-car garage and a garden area featuring mature trees.

The sale was represented on the seller’s side by Frank Hufnagel and Heidi Cleveland, both agents of Surterre Properties. The buyer’s agent was Aaron Talarico of Keller Williams Newport Beach.
