The 15,000-square-foot estate at 28 Boulder View in Irvine was a rare find: a custom-built, never-lived-in, bank-owned property. It sold on May 7 for $8.5 million. Architect Brion Janette collaborated with Tony Valentine Construction Inc. to create the European-style home.
The six-bedroom, 11-bath place features a tennis court and fronts the golf course in Shady Canyon. It also has a 75-foot solar-heated lap pool and spa, loggias, gardens and a multisport court. The grounds include mature olive trees, oak trees and a rose garden.
A professional kitchen offers a La Cornue range, secondary chef kitchen, wine cellar and tasting room, a movie screening room, game room and recreation room. The five fireplaces situated throughout the home have decorative elements imported from Italy and Spain. The master suite features balconies with city-light views. The home also has a five-car subterranean garage.
It was listed in April for $8.7 million. Brian Backstrom of Teles Properties Inc. represented the seller, and Ramesh Ganatra of Equity Realty Register represented the buyer.
A Spring ‘Valentine’
Corona Del Mar custom homebuilder Tony Valentine Construction lent its considerable talents to the home at 2 Sea Greens in Newport Coast. The distinctive 8,647-square-foot estate has five bedrooms and 5 ½ baths. It sits on nearly half an acre at the end of a cul-de-sac in Pelican Hill. Newport Beach architect Eric F. Mossman designed it.

The home has a library/office, theater, gourmet kitchen, pool and spa and is surrounded by a stone patio area. It has views of the golf course, the ocean and Catalina Island.
Its original listing in August was for $7 million. It sold on May 13 for $6.7 million.
Myrna Boom of Prudential California Realty represented the seller, and Margaret Cheng of Surterre Properties Inc. represented the buyer.
French-Inspired Estate
The French-influenced estate at 4 Coral Ridge in Newport Coast sold for $12 million on May 14. The brand-new residence is at the highest point of Crystal Cove, enhancing its views of Newport Harbor, the ocean, Catalina Island and Palos Verdes. The view side of the main level features lift and slide pocket doors for indoor/outdoor living and entertainment.
The 10,850-square-foot home has six-bedrooms and 8 ½ baths and sits on 0.43 acres. It features dual master baths, each with a walk-in closet, elevator service to all three levels, a game room, wine cellar, theater, gourmet kitchen and formal living room. The garage has space for eight vehicles.
The home was initially listed in March for $14 million.

First Time for Everything
The seven-bedroom, 10 ½ bath estate at 3030 Breakers Drive in Corona del Mar made its first appearance on the market in May 2012 with a listing price of $11.5 million. In November, its listing price was reduced to $7 million, and it sold May 15 for $5.3 million.
The residence, on the sand of Corona del Mar Big Beach, is nearly 7,000 square feet. It has unobstructed views of the surf, the jetty, the Wedge and beyond, toward Little Corona del Mar beach and the bluffs.
The home boasts an office, loft, four kitchens, an elevator and several decks. The property has a four-car garage, plus space for four additional vehicles.

The Living’s Easy
The 5,185-square-foot home at 586 Mystic Way in Laguna Beach offers a whole-home technology system, the highlight of which is the Crestron automation system that enables its new owners to easily control functions in the home—even when they’re not at home.
It also has a whole-house music and entertainment system, a Lutron lighting system, automatic sunshades and a security system.
The five-bedroom, 4 ½ bath home was listed in February for $4.7 million; it sold on May 16 for $4.6 million.
It has a theater, elevator, 658-bottle wine cellar, wet bar, maid’s quarters, spa, sauna and large decks. The oversized three-car garage features built-in storage cabinets and Motofloor epoxy garage tiles.
The Mystic Hills home sits on a 10,200-square-foot lot and has unobstructed ocean and city-light views. It’s near Main Beach and the downtown shops, art galleries and restaurants.
