Sellers Put Asking Prices Closer to Market Reality

The estate at 11 Via Emilia in Pelican Heights, Newport Coast, was designed to envelope those who live there with a sense of peace, privacy and seclusion.

Visitors enter through Old World-style gates, then down a path lined with olive and palm trees. Inside, the entryway opens to a living room with views across the Pacific. The gourmet kitchen expands to a great room with ocean views. The home also has a media room, wine room, a gym and a formal dining room. There are built-ins throughout, as well as stone flooring and floor-to-ceiling windows.

The 5,056-square-foot home sits on a third of an acre, larger than the average lot size in the community. It sold on Dec. 5 for $4.4 million.

Sharon Grimes of Coldwell Banker Previews International represented the seller, and Lauren Scott of RE/MAX Fine Homes represented the buyer. The sale price matched the August listing price.

Perfect for a Pisces

The five-bedroom, 3 ½-bath home at 533 Via Lido in Newport Beach has a dock that accommodates a 35-foot-plus boat and an electric boat, such as a Duffy, on a side tie. It’s directly on the bay. A walkway leads directly from the outside patio to the private dock.

The 3,010-square-foot home has floor-to-ceiling windows in nearly every room. Other highlights include a formal dining room with a fireplace, a family room, and a master bedroom with a private deck. Hardwood floors and beamed ceilings give the home a warm, welcoming feel.

Marilyn Read of Coldwell Banker Previews International represented the seller; the buyer is a real estate agent who represented herself in the transaction. The home sold Dec. 10 for $4.2 million, down from its $4.6 million October asking price.

Sunrise, Sunset

Panoramic views of the ocean, Catalina, and the California coastline make the home at 2821 Setting Sun Drive in Corona del Mar what agent Sean Stanfield of First Team Real Estate describes as “breathtaking.”

There are water and sunset views from nearly every vantage point in the house and from the yard. The four-bedroom, 3 ½-bath home is in the Harbor View Hills area. It sold on Dec. 4 for $4.5 million, just $40,000 less than its October asking price.

The single-story, 3,900-square-foot home has a secluded entryway, a private courtyard with a fountain, and professionally manicured landscaping. Features include walnut hardwood floors, shutters, wainscoting, crown molding, 9-foot ceilings and custom built-in units throughout. There are ocean views from the master suite, which also has a sitting area, fireplace, and an en suite bath. Stanfield represented the buyer and the seller in the transaction.

A Holiday Gift

The out-of-state seller of the home at 9 Shoreline in Newport Coast priced the 5,153-square-foot estate to sell quickly—and it did, in just more than four weeks.

It was listed in November for $4.5 million and sold on Dec. 10 for $4.4 million. The home, which has four bedrooms and four baths, sits on a lot that is just more than 1.4 acres. It’s in the guard-gated community of Pelican Point on the ocean side of Pacific Coast Highway next to Pelican Hill Golf Club.

Brion Jeannette Architecture designed the home, which has wood plank flooring, large light-admitting windows, and fireplaces in several rooms. There is an office with a library, a wine cellar and tasting room, a media room, and a kitchen designed for a gourmet chef, with a double-wide Subzero fridge and a Viking stove. There are wood-beamed ceilings in several living areas of the home.

Jeannine Schrantz of LGJSB represented the seller, and Samantha Nguyen of Nestegg Inc. represented the buyer.

Inland Home Reaches New Heights

The north-facing, custom home on top of the highest hill in Fullerton has 360-degree views, depending on which room one is in.

The circular views stretch across the foothills of Orange County to the San Bernardino Mountains, all the way across to a glimmer of ocean and on a very clear day to the skyscrapers of Los Angeles. The six-bedroom, five-bath home at 1440 Vista Del Mar Drive sold for $3.6 million on Dec. 6, down from its $3.7 million September asking price.

The 5,969-square-foot home sits on nearly

2 ½ acres. The property includes horse stables, a grove of fruit trees, a regulation-sized tennis court, fountains, waterfalls, a swimming pool and spa and a cabana. Inside, there are vaulted ceilings, skylights, custom moldings, wainscoting and numerous built-ins. The home also has an office, library, media room, wine room and balcony. The guest quarters are on a separate floor for privacy.

Carl Byers of Century 21 Discovery represented the seller, and Stanley Wu of Cornerstone Realty represented the buyer.
