The asset was purchased in September 2008 and involved a 15-year leaseback to Evans Analytical Group LLC.
The 35,427-square-foot space is a class B building at 15 Morgan.
The partnership had purchased the Irvine property for $6.8 million and sold the property for $8.3 million.
