Nissan Motor Acceptance Corp. recently sold a retail building in Rancho Santa Margarita for $4 million to Theory R Properties LLC.

The 80,000-square-foot space is at 29901 Santa Margarita Parkway.

The property was purchased as an investment, and Theory R Properties is marketing the space for lease in a retail-heavy area, according to the CoStar Group Inc. data service.

Brokers involved in the deal included CBRE Group Inc.’s Arthur Flores and Red Snell.
