Aliso Viejo-based software startup Gaikai Inc. leased 18,295 square feet of office space at the TechSpace building at 65 Enterprise in Aliso Viejo. Terms weren’t disclosed. Gaikai’s software streams video games over the Internet, allowing potential buyers to get a short demo. The company works with video game publishers to help them promote their games. Redwood City’s Electronic Arts Inc. is a customer. When a person clicks on an ad for a game and plays a demo online, Gaikai gets paid per minute of playing time. The company has raised about $15 million in venture funding. Blaine Annett and Colby Annett of Stream Realty Partners LP represented landlord RREEF Funds LLC.
