A 1031 exchange investor paid $5.5 million to Valley Plaza in a two-building sale of a 20,226-square-foot office at 9550 Warner Ave. and a 13,862-square-foot building at 17050 Bushard St. in Fountain Valley. David Cox of Cox Commercial Inc. represented the buyer. Steve Economos, George Economos and Geoff DeWolf of NAI Capital Inc. represented the seller.

An undisclosed buyer paid $3.4 million to an undisclosed seller for a 21-unit, 19,800-square-foot apartment complex at 527 N. Magnolia Ave. in Anaheim. The complex consists of two-bedroom/two-bath units. Ron Lee of JPRL Investments Inc. and Greg Bassirpou of Marcus & Millichap Real Estate Investment Services Inc. represented both parties.

Frenzy Partners LLC paid $2.5 million to an undisclosed seller for 2.3 acres of industrial land at 1300 to 1322 N. Lakeview Ave. in Anaheim. The land had been used as a contractor’s yard and includes two separate office buildings totaling 6,000 square feet. The buyer plans to hold the property for investment. Jeff Chiate, Rick Ellison and Randy Ellison of Cushman & Wakefield Inc. represented both parties.

Salher LLC paid $2.1 million to Bruce and Esther Murphy Trust for a 13,709-square-foot industrial building at 11639 Coley River Circle in Fountain Valley.

Jim Snyder of Lee & Associates-Newport Beach Inc. represented the seller.

LEASES

Advanced Components Specialist, a supplier of parts and machinery for the window covering industry, leased a 55,291-square-foot industrial property at 15651 Mosher Drive in Tustin from Juniper Properties. The 10-year lease was valued at $4.2 million. Wade Tift of Grubb & Ellis Co. represented the tenant. Mitch Zehner and Louis Tomaselli of Voit Real Estate Services represented the landlord.

Law firm Miles, Bauer, Bergstrom & Winters LLP leased 18,175 square feet of space at 1231 E. Dyer Road in Santa Ana from PS Business Parks. The 5-year lease was valued at $2 million. Karen Sunday of Karen A. Sunday & Associates Inc. represented the tenant. PS Business Parks represented itself through Lynne Lantgen.

Celtic Leasing Corp., an equipment leasing firm, leased 14,000 square feet of space at 4 Park Plaza in Irvine from Newport Beach-based Irvine Company. The 7-year lease was valued at $2.5 million. Ralph Simmonds of Simmonds Realty Group Inc. represented the tenant. Rick Wandrocke of Irvine Co. represented the landlord.

Tax Preparation Company Sure Prep leased 10,000 square feet of space at 177890 Skypark Circle in Irvine from Murrel Co. The 3-year lease was valued at $520,000. Karen Sunday of Karen A. Sunday & Associates represented the tenant. Mike Santley of Murrel Co. represented his company.

Commerce Energy Inc. leased 5,505 square feet of office space at 575 Anton Blvd. in Costa Mesa. Terms of the lease were not disclosed. Gary McArdell of Lee & Asso-ciates represented the tenant. Greg May and Oliver Fleener of Grubb & Ellis represented landlord RREEF America REIT Corp. II.
