Luxury Sales Start Off New Year in Healthy Condition

Local luxury real estate firms hold strong to their view that coastal and luxury real estate are among the best investments available. International firms agree.

In February, Christie’s International Real Estate announced its partnership with First Team Estates in Newport Beach to represent the Orange County coastal market to the international market. The multiyear affiliation combines a regional leader with a 24-office infrastructure and global reach with the network of an international luxury brand.

Shoring Up the View

Luxury home sales for January and into February were strong, underscoring the continued reliability of the market.

Recent sales include 4 Shore Walk in Newport Coast, where the estate-like grounds give the four-bedroom, 5 ½-bath home an authentic resort feel.

In fact, until now, it was its owners’ vacation home. The .39-acre grounds feature a covered loggia, sun terrace, central courtyard, a swimming pool and spa, an outdoor ¾ bath, and an outdoor kitchen. The 6,134-square-foot home’s unobstructed ocean, Catalina and harbor views enhance the “vacation” feel.

Inside, there’s a chef’s kitchen and butler’s pantry with state-of-the-art appliances, a great room with fireplace, custom wood built-ins and a custom wine cabinet; and a Creston home technology audio-video system.

Joy Curtin of Coldwell Banker Previews International managed the sale of the home. Kevin Aaronson of Keller Williams Realty handled the buyer’s side of the transaction. The sale closed on Feb. 11 for $8.6 million, under its $9.2 million asking price in December.

A Passing Fancy

The home at 2254 Channel Road in Newport Beach is positioned on a stretch of the bay with an unusual view: passing yachts.

It changed owners on Feb. 12 for $5.4 million, under its December asking price of $5.9 million.

The 3,500-square-foot Cape Cod-style property is tucked onto a 4,356-square-foot lot. It has four bedrooms and 4 ½ baths.

There is a great room that opens to the deck fronting the bay. A line of French doors spans the entire bayside elevation of the property, and the private dock has convenient access to the ocean.

A Jewel on the Ocean

The home at 2723 Ocean Blvd. in Corona del Mar sits at the top of the landmark bluff overlooking China Cove Beach.

The three bedroom, 3 ½ bath contemporary-style home sold Feb. 4 for $6.9 million, just under its $7 million October asking price.

The 3,300-square-foot home sits on a 6,336-square-foot lot and has views of the ocean, Newport Harbor, Catalina Island and the Main Channel. Two of its many features include an interior courtyard and private steps to China Cove.

Inside, the living room has limestone and walnut flooring, a fireplace, audio-visual surround sound, and floor-to-ceiling sliding doors that bring the view in. An office with privacy doors features AV surround sound and custom, built-in wood cabinetry. The lower level master suite has its own fireplace and a private viewing terrace, as well as his-and-hers master baths with dual walk-in closets.

Other notable features include an automated lighting and music system, remote control shades, and brushed nickel hardware with a custom-designed bamboo motif.
