ALISO VIEJO
Soka University of America is building a three-level, 47,836-square-foot performing arts center with a reception lobby, support spaces and a 1,000-seat auditorium. Next to the arts center, a four-level, 48,974-square-foot academic building is planned with 11 classrooms, 29 offices, a 150-seat black box theater, four dressing rooms, a rehearsal and dance studio and musician warm-up spaces. The $73 million project includes displacement ventilation, radiant panels, a “green roof” and landscaping that will help manage storm water runoff. The project’s team is pursuing a Leadership in Energy and Environmental Design certification from the U.S. Building Council. When the arts center is done, mostly in fall 2010, it will be used for lectures, assemblies, concerts and theater productions for the school as well as regional events. The project was designed by Zimmer Gunsul Frasca Architects LLP in Los Angeles and follows the Mediterranean hill town design theme the campus already has. The construction company is the Newport Beach office of St. Louis-based McCarthy Building Cos.
GARDEN GROVE
The city has scaled back plans for its Brookhurst Triangle redevelopment near Brookhurst Street and Garden Grove Boulevard. An original plan included a 23-story tower with 800 condominiums, offices and retail space. The design was scaled down after residents complained about the size of the project. The new plans limit the height of the tower to 10 stories and 700 condos. The 200,000-square-foot project, which is owned by city’s redevelopment agency, has yet to secure a developer. The lot previously housed a number of auto dealerships and stores. Current building plans include space for stores, restaurants and specialty tenants, as well as open space with an urban trail.
ANAHEIM
Developers Urban Housing Communities of Santa Ana and Anaheim Supportive Housing for Senior Adults have applied for state tax credits to build a 45-unit apartment complex on the site of a former motel. The project, to be called Crossings at Cherry Orchard, would be for seniors and other types of residents. It’s planned on the site of the former Lincoln Inn on West Lincoln Avenue near South Magnolia Avenue. The motel was demolished in 2008. Construction could start within 150 days after the project is funded. It’s estimated to take 12 to 18 months to complete. Santa Monica-based KTGY Group Inc. is the architect.
FULLERTON
City officials are reviewing final plans for a proposed nine-unit apartment complex on Nicklett Avenue, near Orangethorpe and Magnolia avenues. The apartments are planned at 1,000 square feet each. Construction is slated to begin early next year and is expected to take about six months to complete. Unison Construction & Development Co. of Arcadia is the developer and contractor. Crane Architectural Group of Fullerton is the architect.
TUSTIN
Construction is done on a plaza and parking lot between the Tustin Library and Clifton C. Miller Community Center on East Main Street. The project is the final piece of the Tustin Library renovation, which largely was finished last August. The 6,500-square-foot plaza was built where an old library once stood. The design includes landscaping and brickwork, engraved paving stones and bistro tables and chairs. The architect for the project was San Francisco-based Field Paoli Architects. The construction company was Gkk Corp. The entire project cost $14.5 million and was funded by donations and city money. Tustin plans to use the plaza for library programs, community activities and private events.
