The city has approved an expansion of the Park Place Lexus automobile dealership at 28242 Marguerite Parkway, at the northwest corner of Saddleback College. The building plan includes construction of a parking lot, a reduction in the size of an AT&T building next to the dealership, an expansion of the existing showroom and construction of a five-story parking garage. Construction is expected to start next January and include a parking lot that will add 116 parking spaces to the property. Park Place Lexus is currently negotiating with Saddleback College to acquire a long-term lease that will allow for the lot. Phase one also calls for landscaping improvements along Marguerite Parkway and West College Road. Construction on the existing AT&T building will reduce the office from 21,739 square feet to 5,700 square feet. Approximately 70% of the building currently is unoccupied. Plans call for the expansion of the dealership’s showroom to a total building area of 56,000 square feet, including a service bay, pre-owned auto showroom and customer lounge. Plans also call for a five-story inventory and employee parking structure that will include 597 parking spaces and a carwash and detail bay. The completion date is approximately the end of 2016, depending on the recovery of the economy and other business factors. The architecture firm is Irvine-based Carlile Coatsworth Architects Inc. The construction company for phase one has not been secured.

Construction is expected to begin in December on a new Arco gas station on Crown Valley Parkway, across from the Kaleidoscope Center just east of the San Diego (I-5) freeway. Plans call for the demolition of an existing gas station to make way for the 2,400-square-foot station, which will include an AM/PM store and eight fueling stations. The Arco station is slated to include Spanish-style architecture, including a tile roof, stone building materials and earth tone colors, to complement the new Coco’s Restaurant next door. The building plan also calls for landscaping that will blend with the landscaping that recently was installed along Crown Valley Parkway. The AM/PM will contain a sales area, food preparation area and an administrative office. The store also is expected to be licensed to sell beer and wine. The architect for the project is Corona-based CJC Designs Inc. The construction company has not been determined. Construction is expected to last about one year.

FULLERTON

California State University, Fullerton, is planning to build a children’s center near Yorba Linda Boulevard and State College Boulevard. The 15,317-square-foot single-story, multi-building facility will be able to accommodate up to 240 children. It will include outdoor play areas and onsite drop-off and visitor parking. Construction is scheduled to begin in November and will take about a year to complete. The project will cost $9.2 million. Cal State Fullerton is the developer. Carde Ten Architects of Santa Monica is the architect and the school is accepting bids for a contractor.

The building under construction next to Cantina Lounge on Nutwood Avenue, right off the Orange (SR-57) freeway, is going to be a four-tenant, one-story retail building. Irvine-based Habit Burger Grill and Costa Mesa-based Flame Broiler Inc. are two of the tenants. Previously, the building was an Indian restaurant that burned down. The project is in its framing stages and is expected to be complete by the end of the year. The budget of the project is unknown. The property is owned by Investment Concepts Inc. The developer is University Plaza Ltd. and the architect is Orange-based DSE Architecture.
