Area High-End Homes Sell Close to Listing Prices

The classic midcentury, single-level home at 2480 Monaco Drive in Laguna Beach, nestled among some of the most valuable real estate in Orange County, offers ocean, whitewater and Catalina Island views.

It’s one of the few remaining original homes in the Irvine Cove community and sold on April 9 for $4.8 million, under its February asking price of $5.6 million.

The five-bedroom, three-bath home is steps away from the sandy beach on a lot of more than a quarter-acre.

Its new owners have plans in place to remodel the home to take advantage of its best features: the ocean view and its cul-de-sac location.

David Anderson of Harcourts Prime Properties represented the seller and buyer.

At Last

The contemporary estate at 22401 Third Ave. in Laguna Beach changed hands on April 15 for $6.5 million, just under its February asking price of $7 million. The 4,795-square-foot home sits behind private gates on a .85-acre lot and has ocean, whitewater, and coastline views.

The five-bedroom, 3 ½-bath home was designed by Laguna Beach architect Mark Singer. His touches include custom ceilings of imported wood, walls of limestone, and floor-to-ceiling windows.

There’s also a custom kitchen with professional-grade Wolf, Fisher & Paykel, Bosch, and Sub-Zero appliances, a 60-foot-long saltwater pool and two private spas.

The new owners purchased several pieces of custom furniture from the previous owner to fit with Singer’s design.

Shauna Covington of Berkshire Hathaway HomeService represented the buyer and seller.

Nantucket Charm

The East Coast’s Nantucket island is known for its charming vintage cottages on the water. The home at 239 Poppy Ave. in Corona del Mar channels that style in a newly built custom home with views of the ocean, city and mountains in the distance.

The 4,650-square-foot, five-bedroom, 5 ½-bath home was built last year and sold on April 11 for $6.4 million, off its September list price of $6.8 million.

The home is on a 5,310-square-foot lot and was constructed by award-winning Orange County builder Charles VanCleve.

It features wood floors and custom tiles throughout and Calcutta Gold marble, Farrow and Ball paint, and custom J. Nicolas chandeliers designed for each space. Additional amenities include a three-car garage, zone heating and air conditioning, slate roofing, reclaimed brickwork, and a private courtyard. The landscape was designed by Orange County architect Mark David Levine.

Adrienne Brandes of Surterre Properties Inc. represented the seller, and Peter Bachmann of Re/Max Estates represented the buyer.

Sand Castle

The three-story estate directly on the sand at 16851 S. Pacific Ave. in Sunset Beach is reminiscent of a European castle, with arched windows and elaborate stonework.

It sold on April 18 for $5.4 million. Its listing price in January was $5.9 million. Sean Stanfield of HÔM Sotheby’s International represented the buyer and seller.

The 6,500-square-foot home has five bedrooms, 5 Âľ baths, a three-story atrium, cathedral ceilings, an elevator, numerous large windows, and French doors throughout that create an indoor-outdoor living atmosphere. The lot is 3,600 square feet and has direct access to the beach.

The home has a security system with cameras in four locations, a whole-house intercom system, and fire sprinklers throughout. The four-car garage has copper-clad doors.

On the Seashore

The Cape Cod-inspired home at 5307 Seashore Drive in Newport Beach has custom wood cabinetry, wood floors, and large windows that frame the water view.

The 2,213-square-foot, three-story home has three bedrooms and 3 ½ baths and was constructed by Newport Beach-based Hilton Builders. It sold on April 10 for $5 million, just under its February asking price of $5.1 million.

The lower-level kitchen, living room, and dining area have French doors that open to an outdoor patio with built-in seating that leads directly onto the sand.

Randy Beck of Arbor Real Estate Professionals Inc. was the listing agent, and Evan Corkett of Villa Real Estate worked on behalf of the buyer.
