50K-SF Medical Office Planned for ATEP

ACS Development Group Inc. plans to build a 50,000-square-foot medical office building in Tustin, the newest sign of construction at the Advanced Technology Education Park on the former Marine base.

The Newport Beach-based medical office developer and operator inked a 3.5-acre ground lease deal with the South Orange County Community College District for the two-story building at ATEP, a 61.4-acre site along the western edge of the 1,606-acre Tustin Legacy development.

It will be among the largest medical facilities built in Orange County this year.

The building, Legacy Medical Plaza, is expected to wrap construction by the end of 2021, at which point NAI Capital, which brokered the deal and will handle leasing, hopes to have secured tenants.

NAI’s Executive Vice President David Knowlton and Senior Vice Presidents Mariko Beaver and Kirby Greenlee are currently working on pre-leasing on behalf of SOCCCD and ACS Development Group.

More Development to Come

ATEP was first approved in 2015; the campus focuses on “advanced technology, career technical, and workforce development training programs” for students of SOCCCD’s colleges, Irvine Valley College and Saddleback College, which serve north of 42,000 students per year and employ more than 3,000.

Legacy Medical Plaza will join ATEP’s first building, Irvine Valley College’s IDEA Building, or school of Integrated Design, Engineering and Automation, a $30 million, 32,492-square-foot facility that opened in 2018.

The remainder of ATEP is slated to be developed over the next several years.

“The approved lease of the Legacy Medical Plaza is a great step towards accomplishing the vision of ATEP,” said Ann-Marie Gabel, the district’s vice chancellor or business services.
