A pair of homes sold on Costa Mesa’s Eastside have set back-to-back records for most expensive residential properties of their kind sold in a city that’s not known for top dollar luxury houses.
In late July, a five-bedroom, 4.5-bathroom house spanning 4,813 square feet sold for $5.5 million, setting a record for a standard sized lot in Costa Mesa. The newly built custom house at 482 Costa Mesa St. in Costa Mesa sits on a nearly 8,000-square-foot lot. A lot between 7,000 and 16,000 square feet qualifies as “standard sized.”
About two weeks later, a 5,300-square-foot house with five bedrooms and nine bathrooms at 361 22nd St., also in Eastside, sold for nearly $6.5 million. That house sits on a little more than 0.4 acres, which, per a Business Journal estimate, translates to a lot size of almost 18,000 square feet—a non-standard sized lot.
Real estate databases indicate that no other homes in Costa Mesa have sold for higher prices. Eastside Costa Mesa is a hipster enclave known as a dining and shopping destination—especially along 17th Street Promenade, where tenants include Sidecar Doughnuts, The Crack Shack and Factory Records.

Eli Stirdivant and Keven Stirdivant of KASE Real Estate represented the undisclosed buyer. Lin He of Rellion Inc. represented the seller.
Eli told the Business Journal that the sale of 482 Costa Mesa St. set a new standard for luxury homes in Costa Mesa, a non-coastal city near Newport Beach that rarely makes headlines for its residential market.
“This sale illustrates Costa Mesa’s emergence as a competitive luxury market and sets a meaningful benchmark for future listings,” Eli said in an email to the Business Journal.
People are willing to invest in expensive properties in Costa Mesa, Eli continued. He added that the previous Costa Mesa record for a standard sized residential property was $4.7 million.
“This milestone is more than just a number; it reflects the evolution and rising prominence of Costa Mesa as one of Orange County’s most desirable communities,” Eli said.
The house at 482 Costa Mesa St. was listed for $6 million on May 6.
A Homes.com page about 482 Costa Mesa St. said the custom-built house features a backyard designed by Koheid Design, a local landscape architecture firm.
The interior was designed by Costa Mesa-based Morrison Interiors.
361 22nd St.
Anne Stiefel of Coldwell Banker Realty represented the seller of 361 22nd St. Krista McIntosh, also of Coldwell Banker Realty, represented the buyer. The house was sold in an off-market deal, according to Homes.com.
The two-level single-family house was built in 2007 and features a pool, home office and guest house.
“It’s in the heart of east side Costa Mesa yet you feel like you’re on your own island,” an agent wrote about the property on Redfin.com.
