Regional Center of Orange County Expands HQ

A local nonprofit signed a new lease agreement last month, extending its stay in central Orange County and expanding its overall footprint.

Regional Center of Orange County (RCOC) renewed its 82,042-square-foot lease at Tustin Centre II and added 20,589 square feet at Tustin Centre I.

Irvine-based Greenlaw Partners is the landlord for both buildings, which are located at 1525 N. Tustin Ave. and 1551 N. Tustin Ave. in Santa Ana, near the busy intersection of 17th Street and Tustin Avenue. The lease extension and expansion means the Santa Ana-based Regional Center of Orange County occupies more than 102,000 square feet for its headquarters.

HRS Commercial Advisory, a real estate firm that helped negotiate the lease for Regional Center of Orange County, said the deal would help the nonprofit expand its services for individuals with developmental disabilities while also reducing occupancy costs.

“This represents a tremendous opportunity for RCOC to gain additional space while reducing its cost of occupancy per square foot, but what makes this transaction most notable is the direct positive impact on the community, allowing RCOC to serve more individuals and families in need,” HRS Commercial Advisory President Rick Sherburne said in a statement.

An HRS Commercial Advisory statement said Regional Center of Orange County’s favorable lease terms include a tenant improvement allowance, a competitive rental rate and discounted parking for employees and visitors.

The nonprofit also plans to upgrade its spaces in both buildings by adding new lighting, meeting spaces and office furniture.

“RCOC has experienced space constraints as they continue to serve more individuals and families throughout the County who are newly eligible for services. This negotiated expansion allows RCOC to address these needs by securing more workstations, offices & meeting rooms while securing favorable financial terms,” HRS Commercial Advisory said in a statement.

Regional Center of Orange County, which is funded by the state of California, coordinates services for individuals with developmental disabilities. The nonprofit serves more than 27,000 adults and children who suffer from autism, cerebral palsy, epilepsy and intellectual disabilities. The nonprofit’s most recent tax documents show it reported more than $740 million of revenue.

Tustin Centre

The office buildings at Santa Ana’s Tustin Centre campus were built in 2009 and offer nearly 290,000 square feet of space.

Regional Center of Orange County occupies all four floors of Tustin Centre II and the second level of the 10-story Tustin Centre I.

Other tenants at Tustin Centre I include Orange Coast Title Co. and insurance broker NFP.

Orange County’s Office Market

Santa Ana is one of the most active office markets in Orange County, according to data shared by CBRE. There are 157 office buildings in Santa Ana, with nearly 10.4 million square feet of space. That trails Newport Beach’s 175 buildings (9.7 million square feet of space) and Irvine’s 662 structures (38.7 million square feet).

Regional Center of Orange County’s lease renewal and expansion is the largest office deal of the year, so far. The largest office deals of the first quarter were Inari Medical’s 54,406-square-foot deal at 510 Technology Drive in Irvine and Hyundai Glovis committing to 53,292 square feet at 18191 Von Karman Ave., also in Irvine, according to Colliers.

CBRE said there were seven office deals for 20,000 square feet or more last quarter, with South Orange County and the Greater Airport Area that saw the most signings.

Leading industries committing to office deals last quarter, also according to CBRE, were financial services, healthcare and technology.
