A massive industrial project being developed by an Orange County builder in the Inland Empire landed a large lease several months before the master-planned logistics park’s completion.
Laguna Beach-based developer McDonald Property Group announced this month it pre-leased 254,677 square feet of industrial space it is developing in Ontario to Otto Cap, a hat manufacturer headquartered in the Inland Empire.
Otto Cap’s lease is for 154 months – nearly 13 years. The company plans to use the space for next-day shipping operations and automated fulfillment.
Ontario is perfectly located for companies looking to distribute goods into Orange County, per Bruce McDonald, president and CEO of McDonald Property Group.
“This pre-lease with Otto validates West Inland Empire as the location of first choice for all SoCal logistics users,” McDonald told the Business Journal. “Otto has been located in several facilities throughout Ontario over the last 40 years and made it a priority to remain in Ontario with this expansion.
“Orange County will continue to benefit from Otto locating in Ontario from a retail physical store standpoint for consumers,” McDonald continued.
The warehouse, located at 3551 E. Jurupa St. in Ontario, is under construction and is expected to come online by this summer.
McDonald Property Group’s industrial building is part of a larger development called The Hub @ Ontario International Airport.
CanAm Ontario LLC, which is part of a Canadian pension fund affiliated with McDonald Property Group and San Antonio-based Affinius Capital, owns The Hub and executed a 55-year ground lease with the Ontario International Airport Authority.
The warehouse pre-leased by Otto Cap is the first phase of a four-building, 2 million-square-foot development being built by CanAm Ontario on a 200-acre site.
