A nonprofit developer of affordable housing is debuting its latest project for seniors aged 62 and older in North Orange County.
National CORE, in a partnership with the Episcopal Diocese of Los Angeles, St. Episcopal Church and Episcopal Communities & Services, opened Orchard View Gardens, a 66-unit affordable housing apartment complex for seniors in Buena Park.
The multifamily development offers one- and two-bedroom apartment units to people aged 62 and older who earn less than 60% of the area median income.
Up to 13 units – 11 one-bedroom apartments and two of the nine casitas on-site – are set aside for tenants who experienced homelessness.
Residents would have access to employment, physical and mental health, and housing services. Those services would be offered by Hope through Housing Foundation, Orange County Health Care Agency, Mental Health and Recovery Services and Episcopal Communities & Services.
Orchard View Gardens was built on the grounds of St. Joseph’s Church, 8250 Valley View Blvd. in Buena Park.
The three-floor, 60,000-square-foot apartment building on 1.76 acres is National CORE’s second collaboration with the Episcopal Diocese of Los Angeles.
The project’s architectural style is California Mission. The 11 single-level casitas are built on the property’s northside and separate from the apartment units.
On-site amenities would include a 3,000-square-foot community room, fitness space, computer area, private patios, outdoor lounge and barbecues.
The developer also installed a solar panel system for carbon-emission-free cooling and heating throughout the apartment complex.
Rancho Cucamonga-based National CORE was founded in 1992 and operates as a developer of affordable housing projects. The nonprofit has $850 million of assets under management, with projects in Arkansas, California, Florida and Texas. The company issued $100 million of bonds in 2022 for affordable housing projects.
National CORE also offers services to help families achieve home ownership. Some of those services are offered through Hope through Housing Foundation, an entity created by National CORE.
