Twenty Percent of SoCal’s Priciest Zip Codes in OC

The United States boasts 401 zip codes with median home values surpassing $1 million, according to new data by Realtor.com. Southern California—the swath of land that encompasses communities from Santa Barbara to San Diego—boasts 94 of those.

Nineteen of the 94, or just over 20%, are right here in Orange County.

In the past year, four zip codes crossed the $1 million-plus threshold: Yorba Linda zip code 92886, with a median home price of $1.08 million; North Tustin’s 92705 at a median of $1.12 million; and two Irvine zip codes, 92602 at $1.18 million and 92603 at $1.98 million.

Here’s a sampling of noteworthy seven-figure zip codes in Orange County ranked by median sales price:

Newport Coast 92657: $3.70 million

Newport Beach 92661: $3.69 million

Laguna Beach 92651: $2.7 million

Corona del Mar 92625: $2.2 million

Villa Park 92861: $1.35 million

Dana Point 92629: $1.35 million

San Clemente 92673: $1.2 million

Yorba Linda 92887: $1.01 million

The six-bedroom, 7 ¼-bath estate at 7 Troon Drive in Newport Beach sold on Sept. 18 for $11.8 million, coming in under its June list price of $12.78 million.

The 10,000-square-foot residence is a contemporary, custom-built Hawaiian ranch-style estate featuring rough-hewn beam ceilings, dark hardwood plank floors, slab granite, limestone, and travertine throughout. Large-scale walls of sliding pocket doors open to expansive views. The grounds showcase a casita, swimming pool, spa, waterfalls, lanai, cabana bar and grill, putting area and a motor court with parking for six cars.

The estate has been host to several U.S. and international dignitaries and was originally constructed and owned by a premier Newport Beach builder as a personal residence. 

Mark Todd of Compass represented the seller, and Chloe Parker of Keller Williams Realty Newport worked on behalf of the buyer.

The Whole Point

Just before the entrance to Crystal Cove State Park is the gated community of Pelican Point, home to 48 custom-built estates, only eight on the front row, including the Spanish-inspired home at 44 Pelican Point Drive. It sold on Oct. 6 for $10.4 million, off its July list price of $12 million.

The property encompasses nearly 80 feet of frontage on the Pelican Hill South Golf Course with views of the 12th green and the ocean. Direct beach access is provided via a community path. There are five bedrooms and six baths in the 6,080-square-foot home, as well as a wine room, gym and private office.

Mary Ellen Weglarz and Robert Weglarz, both of Villa Real Estate, represented the seller, and Martha Brown of California Lifestyle Realty represented the buyer.

Building a Legacy

The European contemporary home at 4521 Roxbury Road in Corona del Mar sold on Sept. 26 for $9.8 million. Its August list price was $11 million.

Built by Legacy Homes, the 8000-square-foot home features an expansive great room suite opening to a view terrace with spa and barbeque. The four-bedroom, six-bath home sits on a .25-acre lot with 180-degree ocean views and direct beach access.

Other amenities include a billiards/game area, full bar, climate-controlled wine room with tasting area, guest suite, fitness center and movie theater.

The sale was managed by Mollie Butcher and Kim Walker, both of Surterre Properties Inc. Heather Kidder of Villa Real Estate was the buyer’s agent.

Don’t Overlook This

The custom, gated estate at 25 Overlook Drive sold on Sept. 11, fetching $6.35 million. It was listed in March for $7 million.

Located in the Ocean Heights community of Newport Coast, the 5,593-square-foot home was extensively renovated this year. It offers cathedral ceilings, Venetian plaster walls, hand-carved woodwork and widespread use of marble and granite throughout.

There are five bedrooms and six baths. The main-floor master bedroom leads to an entertainer’s backyard complete with pebble-clad swimming pool and spa, heated loggia, built-in barbecue station and fire and water features. The .28-acre grounds also include a private casita and lush landscape.

Katrina Smith of Pinpoint Properties represented the seller, and Danny Gascon of Harcourts Prime Properties acted as the buyer’s agent.
