Summer Sizzles for Highest of the High-End Sales

Six ultra-luxury homes and one property above $10 million sold in June and July: one in Laguna Beach for $14.2 million; two in Dana Point, for $13.5 million and $10.4 million; two in Newport Beach, for $12 million and $10.2 million; and one in Newport Coast for $16 million. An undeveloped waterfront property in Corona del Mar sold for $11.4 million.

The previous eight-week period in April and May featured three $10 million-plus sales, one in Newport Coast for $17.6 million, one in Laguna Beach for $11.5 million, and another in Corona del Mar for $11.3 million.

Lives Up to its Address

31 Beach View in the Headlands in Dana Point is situated on a quarter-acre lot just above the coastline, with 180-degree beach and water views.

The 6,659-square-foot home sold on July 13 for $13.5 million, under its May list price of $14.4 million. Andrea Gilbert of Pacific Sotheby’s International Realty represented the seller. The buyer’s agent is based overseas.

This five-bedroom, six-bath home features open living-entertaining areas, French white oak floors, floor-to-ceiling windows and custom cabinetry throughout. The chef’s kitchen includes Sub Zero, Wolf, Miele appliances, Walker Zanger marble counters, dual ovens, refrigerators and dishwashers. The master bedroom has two fireplaces, a free-standing bathtub, an expansive walk-in closet with built-in cabinetry, and a private patio where one can enjoy seaside sunsets. The home also has an office, bonus room, media room and wine cellar.

Building a Dream

The 0.57-acre beachfront lot at 2209 Bayside Drive in Corona del Mar sold on June 30 for $11.4 million. Victor Vasu of First Team Real Estate coordinated the sale for the seller and buyer.

The undeveloped parcel has 100 feet of bay frontage with unobstructed views of Catalina Island, Newport Harbor and the ocean.

The property features a state-of-the-art thermo plastic pier and deep-water dock spanning over 350 feet and capable of accommodating two yachts approximately 100 feet long.

There are tentative preapproved plans for two luxury estates estimated at 12,000 square feet each and designed by Newport Beach architect Brion Jeannette.

Parisian Paradise

The sale of the Parisian-inspired waterfront estate at 926 Via Lido Nord on Lido Island in Newport Beach closed on July 15 for $10.2 million, under its June list price of $11 million. Victor Vasu of First Team Real Estate acted as the buyer’s agent, and Sean Stanfield of HÔM Sotheby’s International represented the seller.

The three-level home is 6,700 square feet and nestled on a 7,841-square-foot lot with unobstructed views of the ocean and city lights.

It features French and Colorado limestone, slate shingle roofs, copper-clad window planters, and trademark metal windows and doors with leaded glass artistry. The home has four en-suite bedrooms, formal dining and bayside living rooms, three powder rooms, and an all cherry-wood kitchen with parquet floors.

There is also an elevator from a 3,000-square-foot, five-car subterranean garage, a temperature-controlled wine cellar and tasting room, a paneled library, two laundry rooms and two bonus rooms. Additional features include a Lutron smart-house electrical system.

Bayfront Beauty

Coleen Brennan of Engel & Voelkers Newport Beach and John McMonigle of Berkshire Hathaway HomeService represented the seller and buyer, respectively, in the transaction of 12 Harbor Island in Newport Beach.

The 4,516-square-foot, three-bedroom, four-bath home sold on July 16 for $6.9 million, under its April asking price of $7.5 million.

The bayfront home on a 5,663-square-foot lot has a back deck overlooking the swimming pool and spa, both rare features on Harbor Island. The private dock can accommodate a 60-foot-pluse yacht, plus an electric boat. There is also an outdoor dining room and barbeque.

Inside, the main level has an open floor plan that includes the kitchen, dining room, breakfast nook, living room and bar area. There is a separate family room with an office and fireplace. The master bedroom retreat opens onto a private balcony.
