Six OC ZIPs Land on Annual ‘Most Expensive’ List

It’s no secret that the Orange County coast boasts some of the most expensive and sought-after real estate around.

But how does it compare to other high-end housing markets in the country?

Of the 100 most expensive ZIP codes in the U.S., Newport Beach claims five, including the Corona del Mar ZIP. One more Orange County ZIP code, in Laguna Beach, also earned a spot, beating out such bastions of luxury as 33316, Fort Lauderdale, Fla., 95th, and 02543, Woods Hole, Mass., 99th.

Corona del Mar, Laguna Beach and the 92663 ZIP of Newport Beach didn’t rank last year.

Sunnyvale-based Altos Research compiles the list from median home price data for more than 29,500 ZIP codes representing 95% of the U.S. population.

California as a whole is well-represented in the survey, with 45 ZIP codes from San Francisco to San Diego cracking the top 100, including the top spot, 94027, Atherton. The ZIP, 40 minutes south of San Francisco, has a median home price topping $9.5 million.

Vision of Perfection

The property at 60 Golden Eagle in Irvine sold on Dec. 22 for $17 million after being listed in June for $19 million.

Spread over three levels, the 15,000-square-foot Italianate home features seven bedroom suites, eight full baths, three powder rooms, a theater, wine cellar, indoor pool pavilion, and multilevel office suite. Other living areas include a gourmet kitchen and breakfast room that opens to the family room and beyond to formal dining and livings rooms.

Unique materials used in the home include an assortment of marbles, limestone, onyx, wood inlay, custom ironwork, egg-and-dart moldings, coffered ceilings, custom plaster, embossed, custom finished doors and more.

The grounds highlight the home’s entertainment-focused design, with covered loggias, limestone terraces, an outdoor fireplace, several open seating areas and a reflecting pool.

Cover Shot Worthy

On Jan. 3, the Cape Cod-inspired home at 1807 E. Bay in Newport Beach changed owners with a closed transaction price of $6.4 million. Its September list price was $6.8 million.

The home could grace the pages of House Beautiful with its beach-chic decor and postcard-worthy Newport Harbor views.

The four-bedroom, four-bath home is 3,138 square feet and sits on a 4,867-square-foot bayfront lot on Peninsula Point. The location is enhanced with large windows that frame the sand, ocean, city lights and boat parade views. There’s also a large private dock and heated bayfront terrace for outdoor entertaining.

Design on the Future

The home at 1120 W. Oceanfront in Newport Beach sold for $5.6 million on Jan. 9, meeting its November list price.

Situated in a 3,726-square-foot lot on the boardwalk between the Balboa and Newport piers, it was originally built in 1931 and customized throughout the years. The sale comes with approved plans to build a 4,000-square-foot home that will offer sweeping ocean views from the rooftop deck and an elevator.

The home as it currently exists has three bedrooms and three baths over 2,467 square feet. Its open floor plan and walls of windows provide 180-degree views up and down the coastline, as well as Catalina Island.
