A nearly 15,000-square-foot estate located next door to Casa Pacifica, the 5.5-acre San Clemente estate that was home to former President Richard Nixon, has traded hands for $14 million.
The sale marks another big-dollar transaction for the city, which, like Dana Point, continues to benefit from new buyers looking outside of Newport Beach and Laguna Beach, which are experiencing record-low inventory levels.
The seven-bedroom, 10-bath home at 4070 Calle Isabella is within the Cotton Point Estates neighborhood at the southern tip of San Clemente; the guard-gated community, a short walk from Trestles Beach, is considered the most exclusive in the city.
Price Nearly Doubled
Kirk Schilling and Natalie Wolf of Keller Williams OC Coastal Realty represented the undisclosed sellers of 4070 Calle Isabella; Michael Lockwood and Colton Whitney of eXp Realty of California Inc. represented the undisclosed buyers.
The home, built in 2008 on a nearly 0.9-acre lot, last sold in 2010 for $7.6 million, records indicate.
The “Spanish California” home was designed by David York, marketing materials indicate. Amenities include indoor-outdoor living spaces, a pool with its own island, a theatre, gym, spa and a four-car garage, as well as a pickleball and platform tennis court, and private beach access.
Cotton Point ActivityÂ
The $14 million transaction ranks second by price for all reported San Clemente home sales; the priciest home sale in the city occurred in September, when 4130 Calle Isabella sold in an off-market deal totaling $34 million.
That deal ranked No. 5 among the largest home sales in Orange County last year.
The seven-bedroom, 10-bathroom 4130 Calle Isabella home was built in 2007, and was sold by local business executive Martin Colombatto, who acquired the 3-acre property in 2002, records indicate. Seth Nelson and Ariana Gaffoglio of Douglas Elliman represented the seller in last year’s sale; Compass’ Rob Giem represented the undisclosed buyer.
Both 4130 and the more recently traded 4070 Calle Isabella estate are adjacent to Casa Pacifica.
That estate, dubbed the Western White House, is owned by Gavin S. Herbert, the co-founder of Allergan.
Herbert’s property has been on and off the market for several years; it was last listed in 2021 for $65 million, up from a prior asking price of $57.5 million in 2019. The home is not currently on the market.
One home is currently listed for sale in the 15-home Cotton Point Estates community: an 8,823-square-foot home at 4125 Calle Isabella. That home has an asking price of $10.7 million, and was built in 1992. Kelly Galvin and Ashton Sheridan of Century 21 Award have the listing, now the priciest on the market in San Clemente.
Southern MigrationÂ
The “selling out” of luxe neighborhoods within Newport Beach and Laguna Beach has many shoppers turning to the less active coastal communities of Dana Point and San Clemente.
San Clemente is seeing “prices I’ve never seen before,” according to Kristine Smith, the chief marketing officer of Surterre Properties.
Surterre expects that migration to continue southward into San Clemente, which “offers the best value for buyers looking for oceanfront properties,” Smith previously told the Business Journal.Â
