Two homes recently traded hands in separate transactions on Lido Isle.
Both have set a record for the exclusive waterfront community in Newport Beach.
The 3,800-square-foot property at 732 Via Lido Nord sold for $9.6 million in an off-market deal, making it the highest bayfront sale this year on Lido Isle. Designed by Beverly Hills architect Gerald Colcord, the home has three bedrooms and three bathrooms with a large dock and three-car garage.
A few doors east and on the opposite side of the road is a home at 805 Via Lido Nord that closed last month for $5.5 million. It’s the highest reported interior sale for the area, according to Villa Real Estate. The 4,660-square-foot East Coast, traditional-style home has five bedrooms and four bathrooms with walnut wood floors and custom millwork. It has a rooftop deck, as well as access to a nearby guest dock. The property listed in March with an asking price of $5.6 million.

Flagg said the waterfront community has been a hot market lately, noting that he sold 732 Via Lido through Facebook prior to it coming to market. This year, he’s closed six homes on the island, and has three in escrow as of last month.
Lido offers residents private beaches, a yacht club with a junior sailing program and tennis program with full-time staff, as well as a clubhouse, which often hosts community events and exercise classes.
Flagg said there are a number of homes currently being remodeled or rebuilt on the island.
“I believe the market in Lido is very active right now due partially to the newly developed Lido Village and the fact that buyers are keen to what the community has to offer in terms of amenities and access,” he said in a statement.
