The 43,800-square-foot property is at 330 E. Lambert Road in Brea.
Five tenants occupy it, including Southland Corp., PharMedQuest, NMSI Inc. and Merchant Money Corp., according to Avison Young.
Colliers International represented the buyer, and Tim Walker and Steve Heimuli of Lee & Associates Real Estate Services represented the seller.
