The 17,000-square-foot building is at 405 S. State College Blvd. in Brea.
The property was 100% occupied at closing, and Hawken plans to renovate and reposition it to small boutiques, according to CoStar Group Inc.
Ed Diaz of Vanguard Property Group represented the buyer, and James Ho of Bee Investment Inc. represented the seller.
