Green-Designed Homes Boast Eco-Friendly Features

Luxury homebuilders in Orange County are incorporating resource-efficient amenities that are not only practical, but also strong selling points for buyers with a heart for conservation.

There are several examples of green-designed homes in OC that exemplify those aesthetics:

• 990 Ocean Front in Laguna Beach was the first coastal OC private residence to earn the coveted Leadership in Energy and Environmental Design, or LEED, Platinum certification. The designation, granted by the Green Building Certification Institute, provides independent verification of a building’s green features.

The architect Mark Singer-designed home offers kitchen cabinets made from sustainable wood, countertops made with recycled glass, and a 1,250-gallon cistern to capture rainwater for irrigation. It’s listed at $14 million with TJ Romano and Joele Watson of Surterre Properties Inc.

• 34691 Camino Capistrano in Dana Point, which listed for $13.9 million with Julia Jackson-Brown and Ramona Maney of Century 21 Award, was designed by architect Chris Light for energy efficiency. It includes 59 solar panels, drought-tolerant landscape and top-quality artificial turf.

• 416 W. Las Palmas Drive in Fullerton, designed by Richard Hofmeister, AIA, a graduate of the Frank Lloyd Wright School of Architecture, is constructed of Perform Wall, an environmentally sensitive insulated concrete building material, the first of its kind in OC. The 16-inch-thick insulated walls assist with temperature balance and resist sound, allergens, mold and termites. It’s listed with Valerie Silva-Muir and Maury Oglevie of T.N.G. Real Estate Consultants for $5.8 million.

One of a Kind

The home at 35 Beach View Ave. in Dana Point sold on Sept. 22 for $13.7 million after listing in March for $14.25 million.

Designed by architect Christopher Brandon, the contemporary estate features floor-to-ceiling windows, slide-away pocket doors, and balconies framed with glass railings. There are panoramic white-water views of the Dana Point Headlands and the ocean. A two-story atrium-style ceiling holds a floating staircase and hallway bridge.

At approximately 7,014 square feet, the five-bedroom home also features five full baths and two powder rooms. Other amenities include an office, elevator, lounge with wine room, game room and a 220-voltage outlet in the garage for an electric car. All is nestled onto a landscaped, .27-acre lot with a swimming pool and outdoor entertaining area.

Arlen Raubach of the McMonigle Group represented the seller, and Leo Goldschwartz, also of the McMonigle Group, represented the buyer.

Elegant Dream Home

The custom estate at 120 Irvine Cove Court in Laguna Beach sold on Sept. 20 for $7.85 million. It was listed in August for $8.95 million.

The 6,153-square-foot coastal home is on a .35-acre cul-de-sac lot that boasts unobstructed, 180-degree panoramic ocean views.

The epitome of California sophistication, the five-bedroom, five-bath home features two-story ceilings in the entryway and family room, along with marble and wood flooring and Berber carpet. French doors lead to an entertainer’s backyard, which offers a slate patio, artificial lawn, spa with a water feature, and citrus trees.

David Redderson of Evergreen Realty represented the seller, and Robert Giem of Compass represented the buyer.

Raising the Bar

The home at 7204 W. Oceanfront in Newport Beach sold at asking on Aug. 22, for $6.35 million. It’s on a 2,250-square-foot lot with wide ocean views.

The home was created by the design-build firm Marmol Radziner in collaboration with Michael Smith Interiors. Michael Smith’s high-profile clients include former President Barack Obama and First Lady Michelle Obama when they lived in the White House.  

Highlights of the main level are the living room, with high ceilings, a custom fireplace, and Fleetwood pocket doors that open to the outdoors.

The kitchen includes a large island, six-burner Viking stove and a built-in Sub-Zero refrigerator. The dining room and a separate coffee and wine bar are off the kitchen. There are four bedrooms and four bathrooms in the 2,814-square-foot home. Two bedrooms are on the main level and can be closed off as a private suite.

Tim Carr of Villa Real Estate represented the seller in the transaction. The buyer, who was represented by Andrew Cotton of Compass, lives locally and wanted a beach house.
