Host Hotels & Resorts has sold its second local hotel of the summer.
The Bethesda, Md.-based company (NYSE: HST) recently completed the sale of the 253-room Costa Mesa Marriott for $38 million, or about $150,000 per room, property records indicate.
An affiliate of investment firm Starwood Capital Group bought the property as part of a larger portfolio acquisition.
The Costa Mesa Marriott is at 500 Anton Blvd., a short walk from the city’s Arts District.
Host had owned the property since 1996, and valued it at around $31 million as of earlier this year, according to regulatory filings.
It is currently undergoing a multi-million dollar renovation project that will upgrade guest rooms and the pool, according to the South Coast Metro Alliance.
It’s one of several hotels in the area facing a refresh in order to keep “with the culture of creativity, comfort and innovation that distinguishes Orange County’s urban center,” said Diane Pritchett, executive director of the Alliance, in a statement.

It was one of two Costa Mesa hotels that Host had run, along with the Westin South Coast Plaza. That property is not reported to be up for sale.
In July, the Business Journal was first to report on Host selling its Newport Beach Marriott Bayview to locally based Clearview Hotel Capital LLC, for about $78 million. At the time, it was OC’s top hotel sale of the year, although other deals have since eclipsed that price.
It’s the first local acquisition for Clearview, a privately held hotel investment and advisory company that buys, renovates, and runs hotels in urban and unique locations.
Host disclosed early last month that it was also looking to shed the Costa Mesa Marriott.
