Coastal Property Reimagined With Two-Home Buy

Many of Orange County’s most valuable properties are found on the coast, including Newport Beach, Corona del Mar and Laguna Beach.

And peppered among the luxurious waterfront mansions are smaller homes built in the middle of the last century that can still command high sale prices because of their proximity to the ocean.

Adrienne Brandes with Surterre Properties said that often a buyer purchases such a home with the intention of completely renovating it, even tearing it down, and building their “dream home.”

Such was the case with a sale that closed last month. Brandes’ clients, a family relocating from Canada to Corona del Mar, purchased two oceanfront properties for $20.25 million, with the intention of combining the lots into one luxurious property.

The clients bought 3312 Ocean Blvd. for $6.5 million and 3320 Ocean Blvd. for $13.75 million. 3320 Ocean is a 7,130-square-foot Cape Cod-style home with six oversized bedroom suites, outdoor living spaces, and a rooftop deck, all on a 6,098-square-foot lot. The home at 3312 Ocean is a 1948 cottage-style home that will be torn down.

The family plans to turn 3312 Ocean into an amenity-rich oasis complete with a swimming pool and a sculpture studio for an artist in the family, according to Brandes.

The family had sold its video game development business prior to the purchase of the two properties.

“This new home will not only promise an exclusive [oceanfront] lifestyle but prove to be a crucial element in their long-term wealth strategy,” Brandes said.

The fusion of the two properties will begin this summer.

Highlights from luxury sales in the first week of June include:

Italian Elegance

The 12,241-square-foot mansion at 15 Shell Beach captures the essence of a Northern Italian villa.

It sold on June 4 for $16 million, off its June list price of $20 million.

Authentic Venetian plaster, marble flooring, white oak floors, and custom-created stone walls throughout the house enhance the feeling of being in a home in Italy.

Five of the six bedrooms in the Newport Beach home feature ocean views, as do the living room, family room, formal dining room, and several of the home’s seven bathrooms. Other amenities include a DLP high-definition movie theater and a 1,045-bottle, glass-display wine cellar.

The residence, built by Newport Beach-based Rodeo Homes Inc., sits on a 0.44-acre lot. Its courtyard has a fire pit and waterfall, and the main focus of the yard after the ocean view is the glass-tiled infinity-edge pool.

Rex McKown and Marci Weinstein of Surterre Properties represented the seller, and John Stanaland of HÔM Sotheby’s International Realty represented the buyer.

Open Concept

The 6,948-square-foot, four-bedroom, 5 ½-bath ocean-view home at 4512 Roxbury Road in Corona del Mar’s Cameo Shores was completed this year and sold for $7.9 million on June 5, off its November list price of $8.9 million.

It has a soft contemporary design that utilizes an open concept to bring the ocean view inside and to create a seamless indoor-outdoor living area.

The gourmet kitchen features high-end appliances, including Wolf ranges, a Bosch dishwasher, a Sub-Zero fridge, and a built-in Miele espresso maker. There is also a prep kitchen outfitted with its own Wolf range and other premium appliances. The lower level consists of a media room with wet bar, home automation system, elevator and temperature-controlled wine cellar.

Modern-Day Retreat

A four-bedroom, four-bath, 2,800-square-foot home at 310 E. Oceanfront in Newport Beach closed for $5.35 million, under its April list price of $6 million.

It sits on a 2,400-square-foot lot and is steps from the pier on the Newport Beach Peninsula. The home is distinctly modern and yet has a “beach chic” vibe, with light wall colors, DuChateau plank hardwood flooring, wood beam ceilings, and detailed stone and tile work.

The gourmet kitchen has a 48-inch Wolf range and opens to the living and dining rooms. The master retreat is complete with a freestanding Kohler tub and fixtures, a sitting area, and a balcony and large windows that afford 180-degree views of Catalina sunsets.

Kimberly Bibb of Villa Real Estate facilitated the sale, working with the buyer and seller.
