Bedding Co. Brentwood Inks Leases Topping 350K-SF

It’s not just e-commerce and logistics companies striking notable deals for Orange County’s industrial sites in the wake of the pandemic.
 
Wholesale furniture company Brentwood Home recently inked two leases totaling more than 350,000 square feet, expanding its local base in Fullerton.

Two Buildings 

The leases are for the entirety of 570-576 N. Gilbert St. at Fullerton Crossings, and 2009-2011 Raymer Ave., a 230,000-square-foot and 124,000-square-foot building, respectively.

 
DWS owns the first property; Newport Beach-based CapRock Partners acquired the building on Raymer Avenue in 2019 for nearly $15 million.

 
Cushman & Wakefield represented DWS in the first transaction while Voit Real Estate Services repped CapRock. NAI Capital represented Brentwood Home.

Bedding Boom  

L.A.-based Brentwood Home specializes in high-end mattresses and bedding, a sector that’s enjoyed increases during COVID-19 as Americans spend more time at home.

 
E-commerce reports indicated mattress companies were among top gainers last year, with one mattress industry veteran and investment analyst, Jerry Epperson, estimating the sector has seen a 30% year-over-year sales increase, according to USA Today.  


The new deals for Brentwood Home show an expanded local presence for the company, which had been leasing about 100,000 square feet of space nearby in Fullerton, according to data from CoStar Group Inc. 
     
Fourth Quarter 


The two Brentwood deals were completed near the end of 2020, which was the busiest quarter of the year for lease transactions in the industrial sector, local market watchers said.

 
“Activity really picked up in the fourth quarter, which made up for any slowed business in the quarters prior,” said Clyde Stauff, senior vice president of Colliers.

 
Among other notable fourth-quarter deals, American Woodmark Corp. leased 675,000 square feet in Anaheim; Saddle Creek Logistics’ 626,000-square-foot deal in Buena Park followed.
