Affluent Buyers Have Wealth of Choices This Spring

Orange County’s active high-end home market inventory is on the rise, with 38 new listings above $4 million added to the Multiple Listing Service in the first 10 days of May.

Potential buyers can select from a $17 million, 2.96-acre estate in Laguna Niguel’s prestigious Bear Branch Ranch, a $7.7 million hilltop retreat in Emerald Bay, a $5.6 million custom bayfront cottage on Via Lido Isle, or any number of one-of-a-kind luxury properties.

The market additions bring the total number of luxury listings to 335. More than 250 of them fall in the $4 million to $9.9 million category; 33 are $10 million to $14.9 million; 21 between $15 million and $19.9 million; and 17 above $20 million.

Homes are selling at a brisk pace. In the period between February and May 10, 87 high-end homes sold, two above $20 million.

Touch of Tuscan

The newly constructed contemporary Tuscan mansion at 5 High Water in the private community of Crystal Cove in Newport Coast, sold on May 4 for $22 million. It was listed in March for $21.9 million.

The five-bedroom, eight-bath home is designed to showcase the ocean views, with an open floorplan that allows for multiple view angles at the same time.

The residence encompasses 12,587 square feet across three levels. Among the additional rooms are a bonus room, gym, family room, maid’s quarters, home theater, media room, a secondary family room and a wine cellar.

The ocean-view estate was represented on the seller’s side by John Cain and Kathryn White of the Cain White Group, HÔM Sotheby’s International Realty and Tim Smith of the Smith Group, Coldwell Banker Residential Brokerage on the buyer’s.

Balinese-Inspired Beauty

The ocean-view home at 2506 Altamar Drive in Laguna Beach is inspired by the island of Bali, with tropical plants, pathways and privacy. It’s nestled onto an oversized 12,632-square-foot lot in the guard-gated community of Irvine Cove.

The 4,854-square-foot, four-bedroom, five-bath home sold on May 4 for $7.5 million, under its March list price of $8 million.

The open floor plan offers dual living rooms, stainless steel kitchen appliances, granite countertops, adjoining breakfast area and a formal dining room.

The home also features an abundance of glass walls and windows to bring the feel of the outdoors inside.

Tim Smith of the Smith Group, Coldwell Banker Residential Brokerage, represented the seller, and Drew Mandile of HÔM Sotheby’s International Realty worked on behalf of the buyer.

Pretty as a Picture

The newly completed Santa Barbara-style home at 235 Poppy Ave. in Corona del Mar sold on April 13 for $6.5 million, coming in under its $7.1 million November asking price.

The 4,500-square-foot home was designed by Orange County-based architect Christopher Brandon. It offers five bedrooms and 4 ¼ baths. Features include smooth, whitewashed stucco walls, European oak floors, wrought iron ornamentation and vaulted ceilings with reclaimed wood beams. 

Other amenities include an open floor plan with a large gourmet kitchen and expansive island, great room, wine cellar, luxurious master suite, second floor laundry, an elevator to all floors, and a rooftop ocean-view deck with a covered cabana.

The home sits on a 5,310-square-foot lot boasting ocean and coastline views.

Gregory Schwaderer of Pacific Sotheby’s International Realty was the seller’s agent, and Jim Schumacher of Coldwell Banker Residential Brokerage worked on behalf of the buyer. 

Cruise to Luxury

The five-bedroom, six-bath home at 4 Cruisers in Newport Coast sold on March 31 for $6.45 million, under its September list price of $6.9 million.

The largest of the White Sails models, the Taylor Woodrow-designed, Santa Barbara-style home showcases beamed and coffered ceilings, hardwood floors throughout and custom built-ins.

The residence spans 5,400 square feet and sits on one of the highest viewpoints in the tract on a 12,632-square-foot lot, with ocean views from nearly every room.

Derik Brian of HÔM Sotheby’s International Realty represented the seller, and Zohreh Rahimian of Century 21 Award worked on behalf of the buyer.
