Holt Integrated Circuits, a supplier of integrated circuits for the aerospace industry, has a new base in South Orange County.
The tech supplies company, which serves over 400 avionics manufacturers in the commercial and military industry via a collection of integrated circuit and data communications-related products, recently closed on the purchase of 101 Columbia, a two-story office in Aliso Viejo, just north of the San Joaquin Hills (73) toll road, near Aliso Viejo Parkway.
It paid $10.5 million for the 38,000-square-foot building, or about $275 per square foot.
Holt, long based in a smaller Mission Viejo location, plans to use the ground floor of the new facility for warehousing and the second floor for corporate offices, according to brokers with the local office of Stream Realty Partners who worked on the deal.
The building was sold by Lone Cypress Realty, a Fort Worth, Texas-based real estate investment firm. Lone Cypress paid $6.8 million for the property in September 2020, according to property records.
Lone Cypress added a variety of upgrades to the property following its acquisition; the office was rebranded as “View.”
Stream’s Mike Adams and Morgan Adams represented Lone Cypress in the transaction. The building had been marketed for a long-term lease, or a sale.
F-16s, A-350s
Holt has been in business since the 1970s, and supplies avionics firms with IC data bus and display drivers.
A bus is a communication system that transfers data between components inside a computer.
From the “F-16 to A-350, you will find Holt ICs at the heart of flight control, navigation, engine management, communications, safety equipment, and in-flight entertainment systems,” Holt says in its marketing materials.
IRA Account
It’s been an active period for office sales in Aliso Viejo of late.
The same week that the View office sale closed, Irvine’s IRA Capital paid $17.5 million for a nearby medical office at 15 Marblu.
Known as the Aliso Viejo Professional Plaza, the 34,200-square-foot multi-tenant office sold for about $512 per square foot.
Among new tenants at the building is Hoag Orthopedic Institute, which plans to construct a surgery center with five operating rooms on the ground floor of the building.
