SALES

An unnamed private investor paid $27 million to Arizona Partners for the 78,784-square-foot Pierside Pavilion at 300 Pacific Coast Highway in Huntington Beach. Reza Etedali of Sperry Van Ness represented the seller.

TLT MFM LLC paid $21.8 million to Mission Foothill Partners LLC, an affiliate of Los Angeles-based Doerken Properties Inc., for the 110,650-square-foot Mission Foothill Marketplace at 28721-28855 Los Alisos Blvd. in Mission Viejo. Reza Etedali and Gwen MacKenzie of Sperry Van Ness represented the seller. Bob Clippinger of Providence Realty Group represented the buyer.

Aynem Investments LP of Huntington Beach paid $8.4 million to HB Ocean Aire I LLC of San Francisco for the 65-unit Ocean Air apartments at 7811 Talbert Ave. in Huntington Beach. Joe Leon of Hendricks & Partners brokered the sale.

Charles Wang Trust paid $7.4 million to Newport Beach-based Burnham USA Equities Inc. for the Barnes & Noble building at the Orange Town & Country Shopping Center in Orange. In a separate deal, M & J; Investment paid $6.2 million to Burnham for retail shops within the Costco Center in Fountain Valley.




A partnership of Knowleton Communities Inc. and Jon Christopher Enterprises paid $3.25 million to Triple Net Properties LLC for a 20,564-square-foot office building at 25381 Commercentre Drive in Lake Forest’s Pacific Corporate Park. Mike Austin and Jennifer Esser of Sperry Van Ness represented both parties.

An undisclosed buyer paid $2.4 million to Elliot Fund 87, 88 LLP for The Fahrion Apartments at 119, 125, 131, 135 S. Fahrion Place in Anaheim. Jonathan Mitchell, Jonathan Giannola and Bryan Ruane of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.




H.K. & S.K. LLC paid $2.1 million to Laird Industries for a 25,137-square-foot manufacturing building at 505-525 Porter Way in Placentia. Greg Johnson of Ashwill Associates Commercial Real Estate Services Co. represented the buyer. Brad Bierbaum and Ian Britton of CB Richard Ellis Services Inc. represented Laird.

Anthony and Kim Dinh of Irvine paid $840,000 to Elliott Fund 89 LP of Laguna Niguel for an eight-unit apartment complex at 1834-1836 W. Glenoaks Ave. in Anaheim. Ken Morgan, Jay Skenderian and Rick Applebaum of Morgan Skenderian Investment Real Estate Group represented both parties.

Tenant improvement contractor Orange County Acoustics paid $725,000 to an undisclosed seller for a 7,500-square-foot building at 531 Goetz Ave. in Santa Ana. JR Williamson of Nathan Howard Group Inc. represented Orange County Acoustics. Chip Dever of Colliers Seeley International Inc. represented the seller.

LEASES

Los Angeles-based Aames Financial Corp. renewed its lease for 93,248 square feet at 3347 and 3351 Michelson Drive in Irvine’s Park Place Office Campus. Terms weren’t disclosed. Thomas G. McDonald and Jeff Osborn of Cushman & Wakefield Inc. represented Aames Financial.

Design Worx Packaging leased a 78,125 square foot industrial building at 2760 Moore Ave. in Fullerton in a deal valued at $1.4 million. Allen Buchanan and Bryan Miller of Lee & Associates Commercial Real Estate Services represented Design Worx. Ben Seybold and Tom Dorman of CB Richard Ellis represented landlord Day Runner Inc.




Sweden’s HemoCue AB, a maker of medical diagnostic products, leased 22,407-square-feet of industrial space at 40 Empire in Lake Forest for five years in a deal valued at $1.3 million. Jeff Lerch of CB Richard Ellis represented HemoCue. Craig Fitterer and Mark Jerue of Lee & Associates represented landlord Olen Properties Corp.

Crevier BMW of Santa Ana leased 14,300 square feet of warehouse space at 1720 Newport Circle in Santa Ana. Terms weren’t disclosed. Jordan De Meis, Dennis De Meis and Chris Koceman of Southwest Commercial represented both parties.

Dr. Ronald Y. Goldstein leased 7,033 square feet at 400 N. Tustin Ave. in a deal valued at $1.6 million. John Hatzis and Chris Latta of Lee & Associates represented Goldstein. Mark Baziak and Teal Hotchkiss of Grubb & Ellis Co. represented landlord Benford & Whiting Partners.

Security equipment research company High Energy leased 7,000 square feet at 1601 Alton Parkway in Irvine for three years in a deal valued at $293,760. Denny Pender and Alex Milinovic of Nathan Howard Group represented High Energy and the undisclosed landlord.
