SALES


Santa Ana Enterprises LLC paid $2.5 million to Santa Ana-based Red Mountain Retail Group for a restaurant building at 1258 E. 17th St. and a retail building at 1268 S. Grand Ave. in Santa Ana. The buildings sold for a combined $318 per square foot at a capitalization rate of 6.5%. The 5,025-square-foot restaurant is set to continue as a Denny’s. The 2,837-square-foot retail building is leased to GameStop and WaBa Grill. Chris Rodriguez of Pacific Commercial Investments Inc. represented both parties.


LEASES


A.J. Oster-West Inc., a servicer and distributor of brass and copper products that’s part of Global Brass and Copper Holdings Inc. of Illinois, renewed a lease for 50,282 square feet of industrial space at 22833 La Palma Ave. in Yorba Linda. Terms weren’t disclosed. Wes Hunnicutt and Steve Bodnar of Cresa Partners LLC represented the tenant. Brigham Black of Shidler Group represented landlord La Palma Flex LP.

CitizenHawk Inc., which works with companies to secure Web sites and monitor their brands online, subleased 6,351 square feet of office space at 135 Columbia in Aliso Viejo. Terms weren’t disclosed. Kenneth Blye of Cresa Partners represented CitizenHawk. Lori Janzen of CB Richard Ellis Group Inc. represented landlord StatusOne Health Services.

Silly Bubbles Dog Salon leased 1,016 square feet of retail space at Nohl Plaza at 1524 Lincoln Ave. in Orange. The 3-year lease is valued at $71,000. Dan Parker of Parker & Associates Inc. represented landlord Nohl Plaza LLC.
