Greg Diab and Jack Haley represented American Ultra Violet Co. in the sale of a 7,100-square foot freestanding industrial building in Santa Ana. The building was sold for $482,800.
Dr. Louis Schainuck purchased the Wherehouse Music Center in Whittier for $4,455,000 from 15214 Whittier Venture LLC. Reza Etedali of Sperry Van Ness represented the owner and Steve Maynard of Shiloh Real Estate and Investments represented Schainuck. The major tenants are Wherehouse Music, Remax and Oakmill Furniture.
Bayside Properties acquired the 62,970-square-foot 18525 Railroad St. building in the city of Industry from its builder, Turner Development Corp., for $3.9 million. Alan Pekarcik and Tyson Theel of Voit Commercial Brokerage, Irvine, represented Turner. Jedd Zaun of Lee & Associates, Newport Beach, represented Bayside.
Los Alisos Village Associates LLC purchased the 31,371-square-foot Los Alisos Village retail center in Mission Viejo from LAV for $5.1 million. Reza Etedali of Sperry Van Ness represented the LAV and Greg Sackler of Sandstone Property Management represented the buyer. The property is 82% occupied and its major tenants are Auto Zone, Baskin Robbins, Taco Mesa and Carden School.
CONTRACTS
McCarthy is handling the preconstruction design phase for the planned $95 million Ritz-Carlton, Irvine at Park Place. Construction on the 308-room, 15-story hotel is scheduled to begin this spring and completion is expected for fall 2002. The project owner is Park Place Hotel Company LLC.
Draper’s and Damon’s selected Newport Beach based-Stoutenborough Inc., Architects & Planners to develop a new corporate model for its chain of women’s fashion boutiques. The updated appearance will be implemented in the company’s planned roll out of new stores and at the 28 existing locations.
SubZero Contractors, Lake Forest, was awarded a subcontract in excess of $1.6 million as part of a $28 million expansion of a distribution center for Brookshire Brothers Grocery in Tyler, Texas. SubZero is a design/build firm providing specialty contracting services nationwide in the perishable food distribution and processing markets. In addition to its Lake Forest headquarters, SubZero maintains a regional office in Atlanta.
FORMA, an Irvine-based planning, design and landscape architectural firm, was awarded a contract for a design competition in Shanghai, China. The site will be developed into a four-season entertainment garden designed to educate the younger generation about China’s ecosystem. The project will be a consortium of Chinese and Canadian developers.
OTHER
McCarthy completed the 214,000-square-foot Nikken Inc. world headquarters that sits on 17 acres in the Irvine Spectrum. Peter Brown Associates of Los Angeles was the project management firm for Nikken. McCarthy was the general contractor and Gensler of Newport Beach and Santa Monica was the architect. Nikken is a retailer of health and nutrition products.
