Realty Associates Fund VII LP paid $25.5 million to Aecom Management Services Corp. for a 100,000-square-foot office building at 999 Town & Country Road in Orange. The building is home to Aecom’s Holmes & Narver architectural unit. James Buckingham of TA Associates Realty represented the buyer. Carl Muhlstein, Jeff Welch, Lynn Williams, Ness Hamaoui, Lars Platt, Lynn Williams and Steve Walbridge of Cushman & Wakefield Inc. represented the seller.

Asset Management Consultants Inc.’s La Palma Venture LP paid $17 million to San Clemente-based Argus Realty Investors for an 80,998-square-foot office building at 5460 E. La Palma Ave. in Anaheim. Kevin Shannon and other brokers at CB Richard Ellis Inc. represented both parties.

Furniture designer Nouveau Group LLC paid $12.6 million to Irvine-based Centra Realty Corp. and King Insurance for three office buildings totaling 49,231 square feet at 33332 to 33272 Valle Road in San Juan Capistrano. The buildings are empty. Chris Clark, Tim Walker and Dave Travis of Voit Commercial Brokerage LP represented both parties.

JML Enterprises paid $9.2 million to Bixby Arizona LLC for a 68,708-square-foot industrial building at 14700 Hoover St. in Westminster. Bob Goodmanson of CB Richard Ellis represented the buyer. Scott Smith of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

Spin-Off Properties LLC paid $7 million for NTM Family Trust for the 40-unit Viking Apartments at 116 to 153 N. Stanford Ave. in Fullerton. Jay Skenderian and Ken Morgan of Morgan-Skenderian Investment Real Estate Group represented both parties.

Western Mill Fabricators Inc., which installs tables, seats and play sets at fast-food restaurants, paid $3.45 million to West Coast Leasing for a 22,533-square-foot industrial building at 615 S. Fee Ana St. in Placentia. Western Mill is moving from Orange. Patrick Delaney of Lee & Associates represented the buyer. Troy Williams of Grubb & Ellis Co. represented the seller.

James and Margaret Dyer paid $3 million to NI & D; Inc. for a 19,777-square-foot office building at 6 Chrysler in Irvine. The buyers represented themselves. Randolph Mason and Andrew Bermudez of Lee & Associates represented the seller.

Bagley-Airth Properties LLC paid $2.9 million to John Tarlos for a 14,652-square-foot flex-tech building at 17800 Mitchell North in Irvine. Dave Smith and Adam Wicker of Lee & Associates represented the buyer. Scott Read and Wade Tift of Grubb & Ellis represented the seller.

Shivon Investments paid $2 million to Cisq Investments for an 11,568-square-foot industrial building at 1405 Hancock St. in Anaheim. Scott Seal of GVA Daum represented Shivon Investments. Richard Pan of Pan Am Realty represented the seller.

Col-Am Properties paid $1.7 million to BSP Equipment Leasing for a 9,830-square-foot industrial building at 1132 to 1142 N. Batavia in Orange. Rick Gil of Collins Commercial Corp. represented the buyer. Michael Hefner and Brian Williams of Voit Commercial Brokerage represented the seller.

N. Gantz & Son LLC leased 45,301 square feet of industrial space at 350 Ranger Ave. in Brea. The five-year deal is valued at $1.1 million. Chris Migliori of GVA Daum represented the tenant. Zach Niles of CB Richard Ellis represented landlord Lone Ranger LLC.

Premier Commercial Bank leased 28,000 square feet of office space in Stadium Towers Plaza at 2400 E. Katella Ave. in Anaheim. The seven-year lease is valued at $6.5 million. The company is expanding from its original 5,000-square-foot space. Jeff Tabor and Jeff Hakim of Corporate Realty Advisors represented Premier Commercial Bank. James Harper and Jim Bannan of landlord Equity Office Properties Trust represented their company.
