Edgewood Lake Forest Property LLC paid $33 million to Regency Center Corp. for Lake Forest Village, a 120,884-square-foot shopping center at 24251 to 24355 Muirlands Blvd. in Lake Forest. The center sold for $272 per square foot. Kirk Brummer, Preston Fetrow and Todd Goodman of CB Richard Ellis Group Inc. represented both parties.
Stroscher Investments LLC paid $7.5 million to Tustin Heritage Plaza for Heritage Plaza, a three-building shopping center totaling 14,696 square feet, at 137 W. First St. in Tustin. The center sold for about $510 per square foot. Scott Hook of Marcus & Millichap Real Estate Investment Brokerage Co. represented the seller.
IGWT LLC paid $6.3 million to FWW Properties for two office buildings totaling 40,000 square feet at 2201 and 2029 First St. in Santa Ana. Andrew Miliotis of AIT Realty Corp. represented the buyer. Roger Niez and Dave Bueche of Sperry Van Ness represented the seller.
Bedrosians Tile & Stone paid $5.6 million to Prudential Financial Inc. for a 35,920-square-foot building at 3120 Airway Ave. in Costa Mesa. Jeff Chiate, Rick Ellison, Rooney Daschbach and Bret Quinlan of Cushman & Wakefield Inc. represented both parties.
Avcogas paid $1.2 million to North Anaheim Associates LLC for a 6,018-square-foot industrial building at 1285 Patt St. in Anaheim. Mike Vernick of Voit Commercial Brokerage LP represented the buyer. Brad Gilmer and Jim deRegt of Lee & Associates Commercial Real Estate Services Inc. represented the seller.
Uni-Caps LLC, a vitamin maker, leased a 64,960-square-foot industrial building at 540 W. Lambert Road in Brea. The 10-year deal is valued at $4.5 million. Timmy Hilf leased a 21,702-square-foot industrial building at 12640 Westminster Blvd. in Garden Grove. The five-year lease is valued at $781,000.
