SALES

Chicago-based RREEF America LLC sold three Anaheim industrial buildings. Orange-based window and door distributor Win-Dor paid $4.5 million for a 55,500-square-foot building at 2210-2220 E. Orangewood Ave. The Migneco Family Trust, owner of Anahiem-based ceramic tile supplier Tileclub, paid $2.3 million for a 27,685-square-foot building at 2130 E. Orangewood Ave. Judy Dijon, owner of American Barricade, paid $714,000 for an 8,400-square-foot building at 2141 Dupont. Cushman & Wakefield Inc.’s Jeffrey Chiate and Rick Ellison represented the parties, except Win-Dor, which Steve Crane of Lee & Associates handled.

A family trust bought La Paz Office Plaza, a 180,000-square-foot office complex at 25200-25431 Cabot Road, Laguna Hills, for undisclosed terms. The seller was Prime Real Estate Equities I LP. Josh Levy and Martin Cohan of Grubb & Ellis Co. represented the unnamed buyer. Robert Smith, Michael Kane, Karen Scholte, Gary Stache and Mark Larson of CB Richard Ellis Services Inc. represented the seller.

Ocean Equipment, a yachting and fishing gear company, paid $2.4 million to Fatos Cobanli-Rosenberg for a 20,747-square-foot building at 2 Thomas in the Irvine Spectrum. Ted Truesdell of Truesdell International represented Ocean. Dave Kluver and Wade Tift of Grubb & Ellis represented the seller.

HMWC CPAs paid $2.4 million to Personal Benefit Insurance for a 20,899-square-foot office building at 17501 E. 17th St. in Tustin. Chris Latta of Lee & Associates represented the buyer. Lee’s Bart Bean represented the seller.

T-Can LLC, Newport Beach, paid $9.7 million for a 478,000-square-foot Cincinnati industrial building. The seller was Corporate Realty Investment Co. David Oden of Coldwell Banker Commercial American Spectrum, Newport Beach, represented the buyer. Marcus and Millichap in San Francisco represented the seller.

Voit Development Co., Woodland Hills, sold several Southland buildings. Investor Vincent Von der Ahe paid $10.5 million for the Industry Business Center, a 152,416-square-foot business park at 15302-15364 Valley Blvd. in Industry. Investor T. Courtney Dunbar paid $4.3 million for a 50,800-square-foot industrial building at 12151 Monarch St., Garden Grove. Los Angeles-based American Blending, a blender of concrete chemicals, paid $1.7 million for a 24,906-square-foot building at 13547 Pumice St., Norwalk. Louis Tomaselli, Mitch Zehner and Paul Caputo of Voit Commercial Brokerage’s Anaheim Metro office handled the deals for Voit. John Hollingsworth of Grubb & Ellis represented Von der Ahe. Newark of California represented Dunbar. Chris Sheehan of Colliers Seeley International Inc. represented American Blending.

Irvine-based Granite Investment Group paid $11.2 million to The Bascom Group, Irvine, for the 99-unit Cynthia Circle Apartments in Garden Grove. Bruce Furniss, David Casper, Michael Shustak and John Nguyen of Grubb & Ellis represented the parties.

Dilip and Bharat Patel of Cerritos paid $830,000 for a 12-unit apartment building at 1224 W. Center St. in Anaheim. The seller, Center Street Twelve, was represented by Lorena Batchelor of CB Richard Ellis’ Anaheim office. The buyers were represented by Edmund Murphy of Murphy Investments.


LEASES

Long-distance reseller ClearWorld Communications Corp. signed a five-year sublease for 35,986 square feet of office space at 3601 S. Harbor Blvd. in Santa Ana. The deal is valued at $2 million. ClearWorld plans to relocate from 3100 S Harbor Blvd. in Santa Ana by April. Stu Betty of The Staubach Co. represented ClearWorld. Mitch Munt, also with Staubach, represented the undisclosed sublessor. CarrAmerica Realty Corp. owns the building.

Kraemer Granite and Slate subleased a 15,000-square-foot building at 1933 Deere Ave. in Irvine from Newport Corp. Terms weren’t disclosed. Dave Carpenter of Muller Commercial represented Kraemer. Larry Schuler of CB Richard Ellis represented Newport.

Antares, a painter of Harley-Davidson Inc. gas tanks, leased 30,000 square feet at 1020 E. Vermont Ave. in Anaheim from Ed Lowe for three years. Financial terms weren’t disclosed. Dan Powers at CB Richard Ellis represented Antares. Tom Mulrooney of Ashwill Associates Inc. represented Lowe.

Smart & Final Inc. leased 25,610 square feet of retail space at 6912 Edinger Ave. in Huntington Beach, where it plans to relocate a store from 16130 Gothard St. The lease is for 15 years. The value wasn’t disclosed. Jeff Moore, Scott Horsley and John Mehigan of CB Richard Ellis’s Anaheim office represented Commerce-based Smart & Final.

Cathcart Garcia von Langen Engineers Inc. leased 14,230 square feet at 26250 Enterprise Court in Lake Forest’s Pacific Commercentre Park, a five-year deal valued at $1 million. Trent Walker of Voit Commercial Brokerage represented Cathcart. Scott Garmon and Bob Griffith of Cushman & Wakefiled represented landlord Bixby Land Co.

AquaSculptures LLC, a maker of water sculptures, leased 15,969 square feet at 1281 Sunshine Way in Anaheim for five years in a deal valued at $700,000. Jeff Chiate, Rick Ellison and Peter Sowa of Cushman & Wakefield represented AquaSculptures and landlord Fetterhul LLC.

Dallas-based Brinker International Inc., operator of Chili’s Grill & Bar and Romano’s Macaroni Grill, leased 6,500 square feet of restaurant space at Buena Park Downtown, formerly Buena Park Mall. The lease is for 10 months and is valued at $892,500. Brinker was represented by Jeff Moore, Scott Horsley and John Mehigan of CB Richard Ellis’ Anaheim office.

New Style Inc., a video production company, leased 19,150 square feet of industrial space at 4925 E. Hunter Ave. in Anaheim for $700,000. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage’s Anaheim Metro office represented New Style and the landlord, Catellus Development Corp.
