SALES

Pacific Western Sales paid $5.2 million to Bixby Land Co. for a 65,800-square-foot industrial distribution building at 2980 Enterprise in Brea. Nick Roussos of Ashwill Associates Inc. represented the buyer. Bob Sattler & Randy Verdieck of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

Procedure Engineers paid $1.3 million to Brenexus, a venture of Steven Bren and Santa Ana’s The Nexus Cos., for a 4,950-square-foot office building at 8901 Research in the Irvine Spectrum. Randolph T. Mason and Andrew G. Bermudez of Lee & Associates represented the buyer. John Manion of Brenexus represented the sellers.

Domar LLC paid $873,500 to Joseph Walsh Trust for a 5,706-square-foot industrial building at 7510 Suzi Lane in Westminster. Chris Rim of Ashwill Associates represented the buyer. Mike Long of Lee & Associates represented the seller.

In Kim of Direct Office Solutions paid $811,395 to CCJ Katella LLC for a 4,161-square-foot industrial building at 6767 Katella Ave. in Cypress. Chris Rim of Ashwill Associates represented the buyer. Brian DeRevere and Ryan Peterson of CB Richard Ellis Inc. represented the seller.

YT Le and HV Van paid $360,000 to Victor Nguyen for a 3,165-square-foot industrial building at 13884 Harbor Blvd. in Garden Grove. Residential Broker represented the buyer. Chris Rim of Ashwill Associates represented the seller.


LEASES

Metals USA, a Houston-based maker and seller of aluminum patio enclosures and patio covers, leased 168,175 square feet of industrial space at 6450 Caballero Blvd. in Buena Park. The company is expanding from 72,000 square feet. Terms of the deal weren’t disclosed. Bob Crenshaw of Grubb & Ellis Co. represented the tenant. Landlord ProLogis represented itself.

Pacific Logistics leased 110,609 square feet of industrial space at 5600 Knott Ave. in Buena Park. The three-year deal is valued at $1.9 million. Bob Colacion of Gateway Business Properties represented the tenant. Scott Smith and Tim Cronin of Lee & Associates represented landlord Crown Associates Realty.

The Gallup Organization leased 27,010 square feet of office space at 18300 Von Karman Ave. in Irvine. The six-year deal is valued at $4.1 million. Randolph T. Mason and Andrew G. Bermudez of Lee & Associates represented the tenant. Dave Girty and Chris Webb of landlord Transwestern Commercial Services represented their company.

Unilab Corp. leased 14,830 square feet of industrial space at 1555 S. Sinclair St. in Anaheim. Terms of the deal were not disclosed. Steve Schaner of Grubb & Ellis represented landlord RREEF Funds LLC.

Bisnar & Chase LLP leased 6,240 square feet of office space at 1301 Dove St. in Newport Beach. The 10-year deal is valued at $1.6 million. Randolph T. Mason of Lee & Associates represented the tenant. Rich Essen of Cushman & Wakefield Inc. represented landlord Metropolitan Life Insurance Co.

The Phoenix Group leased 5,100 square feet of office space at 2670 Main St. in Santa Ana. The five-year deal is valued at $615,000. Wes Hunnicutt and David Romero of Lee & Associates represented the tenant. Andy White of CB Richard Ellis represented landlord VMA North Town LLC.
