Orange-based Area 51, a distributor of electronic components, paid $2.7 million to Aslan Business Park for three industrial buildings totaling 10,799 square feet at 51 Post in Irvine. The company plans to move the business to the buildings. Scott Seal of GVA DAUM represented Area 51. Chris Bates, Jon Marchiorlatti and David Bolt of CB Richard Ellis represented Aslan Business.

Tile seller Tile Club leased a 60,160-square-foot industrial building at 1551 Babbitt Ave. in Anaheim. The value of the seven-year deal wasn’t disclosed. Tile Club moved its headquarters to the building from elsewhere in Anaheim. Troy Williams of Grubb & Ellis represented Tile Club and landlord Seaward Properties of Orange.
PC Aerospace leased 40,550 square feet of industrial space at 7100 Belgrave Ave. in Garden Grove. The deal is valued at $1.3 million.
