Osage Towers Ltd. paid $7.4 million to The Bascom Group LLC of Irvine for the 70-unit apartment complex at 120 N. Syracuse St. in Anaheim. Martin Ensbury of Marcus & Millichap Real Estate Investment Brokerage Co. represented the buyer. Brian Hawkins and Peter Hauser of Hendricks & Partners represented the seller.
La Quinta Development paid $5 million to Century Life Church for 5.5 acres at 13201 Century Blvd. in Garden Grove. Mariko Beaver of Beitler Commercial Realty Services represented the buyer.
The Selcer Family Trust paid $4.5 million to Jackpot Partners for a retail center at 300 S. El Camino Real in San Clemente. David Lee and Dennis Vaccaro of Faris Lee Investments represented both parties.
Pacific Development Partners paid $2.9 million to a private investor for the 41-unit apartment complex at 1601 Civic Center Drive West in Santa Ana. Steve Heri and Cara Weichman of CB Richard Ellis Services Inc. and Bill Barnett of Burnham Real Estate Services represented the buyer. George Mayer of Coastline Equity Inc. represented the seller.

Victory Foam Inc. a maker of foam packaging and other products, leased a 51,410-square-foot building at 2911 Dow Ave. in Tustin for five years in a deal valued at $1.6 million. The company is moving from Irvine. Kirk Cole of Grubb & Ellis Co. represented the tenant. Casey Immel and Steve Schloemer of Colliers Seeley International Inc. and Tim Joyce of Grubb & Ellis Co. represented landlord The Mainland Co.
Johnston Threads leased 29,574 square feet at 1405 E. Orangewood Ave. in Fullerton in a deal valued at $1.1 million. Mike Finley and Troy Williams of Grubb & Ellis represented the tenant. Jim Wootan of CB Richard Ellis represented landlord TCLW Fullerton.
Boston-based Advanstar Communications Inc., a business magazine publisher and trade show organizer, renewed its lease for 36,600 square feet at 201 E. Sandpointe in Santa Ana in a deal valued at $5 million. Al Masters with CB Richard Ellis represented the tenant.
