Real Estate Deals



SALES

The Clifford Co. sold a 22,102-square-foot building at 8191 E. Kaiser Blvd. in Anaheim to Specialty Restaurants Corp. for $2.5 million. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage’s Anaheim Metro office represented Clifford Co., and CB Richard Ellis represented Specialty Restaurants.

Nader Trading Co. acquired a 20,896-square-foot retail building at 1900 E. 17th St. in Santa Ana for $1,045,000 from Mike and Azeez Malley. David Knowlton of NAI Capital Commerical represented the Malleys and Beitler Commercial Real Estate represented Nader.

Matt Raisch bought a 25,000-square-foot building at 341 Christian St. in Oxford, Conn., from BGI for $1.3 million. Mike Cargile of Voit Commercial Brokerage’s Irvine office represented both parties.

Severson-Smith sold a 15,439-square-foot office building at 19781 Pauling in Lake Forest for $1.9 million to Dunning Properties. CB Richard Ellis represented Severson-Smith, and Tony Gleason of Voit Commercial Brokerage’s Irvine office represented Dunning.

Dove II LLC purchased Dove Canyon Plaza from Dove Canyon Plaza LLC for $7.75 million. The 68,976-square-foot retail center is at 31911-31991 Dove Canyon Drive in Trabuco Canyon. The seller was represented by Reza Etedali of Sperry Van Ness, while the buyer represented itself.

Yamada Electronics acquired a 17,571-square-foot building at 1590 Lakewood Ave. in Anaheim for $1.5 million. The seller, Lakeview & Orangethorpe Business Center, was represented by Mike Hefner of Voit Commercial Brokerage’s Anaheim Metro office; Lee & Associates represented Yamada.

Gale & Wentworth sold the 70,590-square-foot Birch Corporate Center at 3350 E. Birch St. in Brea to Third Avenue LLC of Los Angeles for $7.7 million. Bob Smith of CB Richard Ellis represented Gale & Wentworth; Mike Austin of Sperry Van Ness represented the buyer.

California Faucets purchased a 30,056-square-foot industrial facility in Huntington Beach from Superior Forge, paying $2.4 million for the property at 5231 Argosy. Bob Goodmanson, Ted Sawyer, Brian DeRevere, and Brad Bierbaum of CB Richard Ellis represented both parties in the deal.

A 32,473-square-foot building at 4667 MacArthur Blvd. in Newport Beach sold for $6 million. Rob Mitchell and Alan Pekarcik of Voit Commercial Brokerage represented both the buyer, Newport Federal, as well as the seller, Makar Properties LLC.

Irvine-based Image Holdings Inc. acquired a 2.36-acre parcel in the Irvine Spectrum for $2.5 million from The Irvine Company. Image Holdings intends to build a 36,000-square-foot corporate headquarters on the site bordered by Irvine Center Drive, Hubble Avenue and Bunsen Avenue. Irvine Spectrum tenant International Rectifier intends to occupy 20,000 square feet of the building. Ted Rommel and Mark Jerue of Lee & Associates’ Irvine office represented Image Holdings, while Stan Mullin and Jim Cunningham of Grubb & Ellis negotiated for the Irvine Co.

Jeff and Dan Kroll purchased a 13,970-square-foot office property at 2435 N. Grand Ave. in Santa Ana for $1.1 million. The Krolls were represented by Frank Mejia and Bob Engen from Lee & Associates’ Orange office. The seller, Grand Ave. Holding LLC, was represented by Dan Powers of CB Richard Ellis.

Hector Regner purchased the 73,500-square-foot retail center at 1710-1730 East 17th St. in Santa Ana from Red Mountain Retail Group for $6.8 million. Jack Faris of Voit Commercial Brokerage represented Regner, and Carlos Lopez of Faris Lee Investments represented Red Mountain.


LEASES

Seattle-based Airborne Express signed a four-year lease renewal worth $1.1 million with 1700 Barranca Company LLC to occupy the entire 39,260-square-foot industrial building at 1700 Baranca Parkway in Irvine. Gordon F. Henry and Robert Griffith of Cushman & Wakefield’s Irvine office represented the landlord in the deal. Larry Schuler in the Newport Beach office of CB Richard Ellis represented Airborne Express.

Huitt-Zollars Inc., a Dallas, Texas-based design firm, will relocate its regional headquarters from Tustin to the Irvine Technology Center, having signed a 13,858-square-foot lease with The Irvine Company. Its new facility is at 430 Exchange. Rich Essen of Cushman & Wakefield represented the design firm and The Irvine Company represented itself. The terms of the deal were not disclosed.

Edison O & M; Services signed a lease for the 56,957-square-foot industrial space at 1321 S. State College Blvd. in Fullerton. The five-year lease is valued at $2.1 million. Keith Wilson of Colliers Seeley represented the landlord, DSA State College Business Park LLC, and Scott Smith of CB Richard Ellis represented the tenant.
