REAL ESTATE DEALS

Huntington Pacifica-Monterey LLC paid $9.4 million to GRH-Beach LLC for a 42,502-square-foot office building at 18377 Beach Blvd. in Huntington Beach. William D. Hoyman of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Julius Realty Corp. paid $6.1 million to Storm Properties for a 47,000-square-foot warehouse at 1818 E. Orangethorpe Ave. in Fullerton. Julius Realty makes signs for construction companies and government agencies working on road projects. The company plans to renovate the building and move in August. Mitch Zehner and Louis Tomaselli and Barry Walshe of Voit Commercial Brokerage LP represented both parties.

Amin and Hasina Lakhani paid $3.9 million to Metalclad Insulation Corp. for a 25,916-square-foot industrial building at 2198 Dupont Drive in Anaheim. Metalclad plans to lease the building back for eight months. Steve Crane of Ashwill Associates represented the buyers. Bennie Seybold of CB Richard Ellis Group Inc. represented the seller.

Gallardo LLC paid $2.4 million to Geoffrey W. Emery for a 15,181-square-foot industrial building at 1307 to 1311 E. Orangethorpe Ave. in Fullerton. Steve Brackmann of Ashwill Associates represented the seller.

Boulter Family Trust of Huntington Beach paid $1.7 million to Condon Family Partnership of Laguna Woods for the four-unit 20th Street Apartments at 124 20th St. in Huntington Beach. Rick Applebaum and Damien Breaux of Morgan Skenderian Investment Real Estate Group represented both parties.

Dr. Ramaswamy L. and Hamsa Ramkumar paid $1.5 million to Jay Ho for a 6,656-square-foot office building at 2250 W. Whittier Blvd. in La Habra. The seller represented himself.

Liasion West Enterprise paid $1.4 million to Daniel Zettler for a 7,849-square-foot industrial building at 17932 Metzler Lane in Huntington Beach. Doug Himes of Lee & Associates Commercial Real Estate Services Inc. represented the seller. Matt Wagner of Penta Pacific represented the buyer.

Buena Park investor Steve Banning paid $1.2 million to James T. Hunt of La Habra for a 9,600-square-foot industrial building at 6460 Roland St. in Buena Park. The building is empty. Banning plans to refurbish and lease it. Troy Williams and Mark Gleason of Grubb & Ellis Co. represented both parties.

Jeff Adler of design firm Bole’ International LLC paid $1.1 million to Legal Aid Society of Orange County for a 9,500-square-foot office building at 902 N. Main St. in Santa Ana. Rick Favela and Ken Pratt of Peninsula Investment Real Estate Brokerage represented both parties.

Luggage maker Paragon Luggage leased 56,100 square feet of industrial space at 1111 Bell Ave. in Tustin. Terms weren’t disclosed. The space is part of the former Steelcase Inc. campus redeveloped by Investment Building Group of Newport Beach. Paragon is moving its headquarters to the building from Irvine. Dave Desper of CB Richard Ellis represented Paragon. Marc Berg of Investment Building Group represented his company.

MWI Plumbing Inc., an Oceanside-based plumbing wholesaler, leased 33,480 square feet of industrial space at 912 Arlee Place in Anaheim. Terms of the five-year lease were not disclosed. The company plans to use the building as a regional distribution facility. Troy Williams, Mark Gleason and Bryce Alberg of Grubb & Ellis represented MWI and landlord 900 Arlee LP.

Orange Products leased 10,838 square feet of industrial space at 1210 Collins in Orange. The deal is valued at $304,000. David Williams of Lee & Associates represented the tenant and landlord Antoyan Enterprises.

Law firm Barry, Gardner & Kincannon leased 5,367 square feet of office space at Koll Center at 5000 Birch St. in Newport Beach. The value of the three-year lease wasn’t disclosed. Bo Jones and Dawson Davenport of Real Estate Partners Inc.’s Rep Commercial Inc. represented the tenant. John Weiner of CB Richard Ellis represented landlord Cornerstone Partners IV LLC of Newport Beach.
