REAL ESTATE DEALS

SALES


Boston-based Taurus Investment Holdings LLC paid $6.8 million to an undisclosed seller for a 35,427-square-foot flex building at 15 Morgan in Irvine. Evans Analytical Group LLC simultaneously leased the building, which recently had been renovated. Jones Lang LaSalle Inc. represented Evans Analytical.

Fisher Printing Inc. paid $6.7 million to V & M; Restoration Inc. for a 53,820-square-foot warehouse at 2341 N. Pacific St. in Orange. The building sold for $125 per square foot. Fisher Printing will occupy the entire building. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage LP represented the seller.

An undisclosed buyer paid $5.9 million to an undisclosed seller for the 35,233-square-foot Summer Villas Senior Living Center at 2025 N. Bush St. in Santa Ana. The 150-bed senior living facility sold for $39,300 per room. Tom Nguyen of NAI Capital Inc. represented the seller.

Austin and Julianne Park paid $1.9 million to Southern California Sheet Metal for a 12,104-square-foot office building at 11751 Monarch in Garden Grove. Scott Smith of Lee & Associates Commercial Real Estate Services Inc. represented the seller. Young Kim of Coldwell Banker Real Estate Corp. represented the buyers.

An undisclosed buyer paid $1.4 million to an undisclosed seller for a 6,704-square-foot, six-unit apartment complex at 690 W. Hamilton St. in Costa Mesa. The complex sold for $237,500 per unit. Frank Dinari of Peninsula Investment Real Estate Brokerage represented the seller. Reine Briggs of Pacific City Properties represented the buyer.


LEASES


Merrill Lynch & Co., now part of Bank of America Corp., leased 12,415 square feet of office space at Xerox Centre, 1851 E. First St. in Santa Ana. The five-year lease is valued at $2.5 million. Mark Friend, Simon Dillon and Justin Hill of CB Richard Ellis Group Inc. represented the landlord, WCB Properties.

Quest Software Inc. renewed and expanded its lease to 12,114 square feet of office space at 6 Journey in Aliso Viejo. The five-year lease adds 1,932 square feet to Quest’s current space. Royce Sharf and Wendy Han of Studley Inc. represented the tenant. Doug Matthews of Grubb & Ellis Co. represented the landlord, LL & DM; Investments LLC.

American Career College Inc. leased 10,190 square feet of office space at 2531 Woodland Ave. in Anaheim. The value of the four-year lease was not disclosed. The tenant already occupies a 20,000-square-foot facility in Anaheim and will use this lease to expand operations. Zachary Niles and Tom Abel of CB Richard Ellis Group represented the landlord, who was not disclosed.

Children’s Bureau of Southern California leased 3,290 square feet of office space at 1901 E. 4th St. in Santa Ana. The five-year lease is valued at $375,000. Marshal Vogt and George Thomson of Lee & Associates represented the tenant. The Colton Cos. in Irvine is the landlord.

2 Tons Liquor Inc. leased 1,000 square feet of retail space at Foothill Center, 20651 Lake Forest Drive in Lake Forest. The three-year lease is valued at $100,000. Sonya Dopp-Grech of Lee & Associates represented both the tenant and landlord, Mayfield Trust.

Mark Phillips leased 979 square feet of office space at 19712 MacArthur Blvd. in Irvine. The five-year lease is valued at $129,228. Judy Belland of Exit Elite Properties represented the tenant. Brian Garbutt of Lee & Associates represented the landlord, CIP Centerpointe 123 LLC.

Real Estate Deals on Sept. 29 should have said that Tobin Lucks leased 9,512 square feet of space at 1 MacArthur Place in South Coast Metro.
