Cornerstone represented itself.
Cadence Capital Investments paid $12.5 million to Viejo Properties LLC for a 37,615-square-foot shopping center at 24011 to 24031 Marguerite Parkway in Mission Viejo. The shopping center, known as Marguerite Plaza, sold for $332 per square foot. Marguerite Plaza is full, with 10 tenants including Total Woman Health & Fitness Spa and Blockbuster Video. Edward B. Hanley of Hanley Investment Group Real Estate Advisors represented the buyer. Don Smith of DWA Smith & Co. and Dan Parker of Parker & Associates represented the seller.
Private investor Knight Group LLC paid $6.3 million to Susan Street Partners LLC for a 44,640-square-foot industrial building at 2100 to 2120 S. Susan St. in Santa Ana. The building sold for $142 per square foot. Knight Group plans to convert the property to industrial condominiums. An undisclosed Huntington Beach-based buyer paid $3.7 million to an undisclosed Garden Grove seller for a 19,197-square-foot shopping center at 10562 to 10602 Garden Grove Blvd. in Garden Grove. The center, known as Zitny Plaza, sold for $197 per square foot. The center is full with 16 tenants. Jeremy S. McChesney and Kevin T. Fryman of Hanley Investment Group represented both parties.
Charisma Brands LLC paid $2.3 million to RMFJ LLC for an 8,292-square-foot office building at 9 Goddard in Irvine. The two-story industrial building sold for $277 per square foot. Mark Jerue and Craig Fitter of Lee & Associates represented the seller. Greg Ozimec of Spectrum Real Estate represented the buyer.

De Clark Properties paid $1.5 million to Progressive Martial Arts LLC for a 6,932-square-foot industrial building at 1320 Calle Avanzado in San Clemente. The building sold for $216 per square foot.
