BKM Development Co. paid $13 million to Red Hill-Pullman LLC for a 162,084-square-foot complex of flex buildings at 3189, 3191 and 3193 Red Hill Ave. in Costa Mesa. The vacant buildings are set to be redeveloped into 19 industrial condominiums for sale or for lease. Louis Tomaselli, Mitch Zehner, Mike Boomer and John Collins of Voit Commercial Brokerage LP represented both parties.

O’Donnell Venture III LLC paid $5 million to Crescent Corporate Center for a 49,536 square-foot office building at 1950 to 1964 W. Corporate Way in Anaheim. Rob Socci, Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented both parties.

Rethwisch Enterprises LLC paid $3.7 million to Crescent Corporate Center for a 30,827-square-foot office building at 1980 to 2000 W. Corporate Way in Anaheim. Greg Diab of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Rob Socci, Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented seller.

Sagar LLC paid $1.7 million to KDG Investments for an 18,810-square-foot industrial building at 240 Crouse Drive in Corona. Chris Migliori of GVA Daum represented the buyer. Jim deRegt of Lee & Associates represented the seller.

Pearce LLC paid $1.3 million to RIEFCO for a 10,000-square-foot industrial building at 5412 Research Drive in Huntington Beach. Brad Bierbaum and Bob Goodmanson of CB Richard Ellis Group Inc. represented both parties.

15139 Woodlawn LLC paid $1.1 million to HW-Tustin LLC for 5,406 square feet of office space at 15139 Woodlawn Ave. in Tustin. Woodlawn represented itself. Oliver Fleener, Scott Read, Bryon Ward of Grubb & Ellis Co. represented the seller.

ASB Properties LLC paid $950,416 to Goddard JP/PI LLC for 4,976 square feet of industrial space at 230 Goddard in Irvine. Kirk Cole of Grubb & Ellis represented the buyer. Jim Cunningham and Stan Mullin of Grubb & Ellis represented the seller.

Prudential Insurance Company of America renewed its lease of 45,000 square feet of office space at 3333 Michelson Drive in Irvine. The value of the 8-year lease is estimated at $10 million. Serge Vishmid and Chon Kantikovit of Grubb & Ellis represented the tenant. Don Nourse of CB Richard Ellis represented landlord Maguire Properties Inc.

Payne & Fears LLP renewed its lease and expanded to 28,883 square feet of office space at 4 Park Plaza in Irvine. The 7-year lease is valued at $4.6 million. Kevin Bender of CB Richard Ellis represented the tenant. Gary Gerson of landlord The Irvine Company represented his company.

VIP Limousines & Coaches leased 23,658 square feet of warehouse and office space at 420 Central Ave. in Santa Ana. The 5-year deal is valued at $890,000. Chris Clark of Voit Commercial Brokerage represented the tenant. Phil Cohen of CB Richard Ellis represented landlord Burtin Realty Enterprises.

Mopan Investments Inc. leased 17,000 square feet of entertainment center space at 4647 MacArthur Blvd in Newport Beach. Terms weren’t disclosed. Massy Farzine of Executive Suite Development International represented the tenant and landlord Saunders Properties.

Law firm Cox, Castle & Nicholson LLP renewed its lease for 14,430 square feet of office space at Newport Gateway at 19800 MacArthur Blvd in Irvine. The deal is valued at $3.8 million. The company plans to move from the sixth to the fifth floor. Kevin Bender of CB Richard Ellis represented the tenant. Tom Murphy of Jones Lange LaSalle represented landlord Morgan Stanley.

Valley Orthotics & Prosthetics leased 10,943 square feet of office and distribution space at 16520 Harbor Blvd. in Fountain Valley. The value of the 6-year lease wasn’t disclosed. Bob Engen of Lee & Associates represented the tenant. Barry Knudson of CB Richard Ellis represented landlord QB/SCC LLC.

Angel’s Scrapbook Garden leased 3,500 square feet of retail space at the Gateway Shopping Center at 24000 Alicia Parkway in Mission Viejo. The value of the 4-year lease wasn’t disclosed. Randy Dalby and Mark Baziak of Grubb & Ellis represented the tenant and landlord Westwood Financial Corp.
