Bryan and Jan Moyes Family Trust paid $5.1 million to Hartwell-Dzus Inc. for a 56,280-square-foot industrial building at 950 S. Richfield Road in Placentia. Don Paul of Ashwill Associates Commercial Real Estate Services Co. represented the buyer. Bennie Seybold, Thomas McAllister, Zach Niles and Sean Ward of CB Richard Ellis Group Inc. represented the seller.
Irvine-based vitamin and supplements maker Roex Inc. paid $4.1 million to Donald Investment Co. Two LLC for a 31,986-square-foot industrial building at 16601 Armstrong Ave. in Irvine. The building is the second on Armstrong for Roex. Chris Chinnichi of Collins Commercial Corp. represented both parties.
7421 Franklin Street LLC of Marina del Rey paid $2.7 million to the Von Gremp Family Trust for a 16-unit apartment complex at 7421 Franklin St. in Buena Park. Rick Applebaum and Jay Skendarian of Morgan Skendarian Investment represented both parties.
HSC LLC paid $2.7 million to Seymour Hall Trust for a 20,295-square-foot industrial building at 3400 Castor St. in Santa Ana. Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Sperry Van Ness represented the seller.

Contract electronics maker Venture Design Services Inc., part of Singapore’s Venture Corp., leased 63,532 square feet of industrial space at 1051 S. East St. in Anaheim. The five-year lease is valued at $2.5 million. Dennis De Meis of Southwest Commercial represented the tenant and Louis Tomaselli of Voit Commercial Brokerage LP represented the landlord GRE Anaheim Tech Center LP.
Blue Sphere Inc. leased 57,374 square feet of industrial space at 1300 Wakeham Ave. in Santa Ana. The company is moving from nearby. The five-year deal is valued at $1.7 million. Lee & Associates represented the tenant. Industrial Properties represented the landlord James Collins.
Moveable Cubicle Inc. leased 2,450 square feet of office space at 193 Avenida La Pata in San Clemente. Terms of the deal weren’t disclosed. This is an additional location for Moveable Cubicle, which rents portable storage containers, and is set to open this month. Evelyn Nash and John Moss of REP Commercial Inc. represented the tenant. Rob Johnston of Johnston Pacific Commercial Real Estate Inc. represented the landlord Rambo LLC.
Mathnasium Learning Center leased 1,200 square feet of space at 1132 E. Katella Ave. in Orange. The value of the five-year deal wasn’t disclosed. The lease is part of the tutor center’s plans to open a franchise in December at the 62,135-square-foot Merchant Centre. Thomas Tway of REP Commercial represented the tenant. Shane Gainer of Winnerbaird Real Estate Inc. of Corona represented the landlord Ko’s Merchant Centre.
