Barranca Vista paid $5.8 million to Sares Regis Group of Irvine for a 74,107-square-foot industrial building at 14600 Hoover St. in Westminster. Brad Bierbaum, Bob Goodmanson and Brian DeRevere of CB Richard Ellis Services Inc. represented both parties

Jeffrey and Catherine Wayman of Long Beach paid $5.2 million to Bridgecreek Development Co. for a 35,149-square-foot, three-story building at 9039 Bolsa Ave. in Westminster. Jeff Demorest of DAUM Commercial Real Estate Services represented the seller. The buyers represented themselves.

Alliance Royale LLC paid $4.5 million to Westminster Capital Inc. for a 24,342-square-foot, two-story office building at 2575 McCabe Way Irvine. Brian Garbutt & Mike Meisenbach of Lee & Associates Commercial Real Estate Services Co. represented the seller. Jim Ferryman of JD Property Management Inc. represented the buyer.

Architectural firm Forma Inc. paid $2.2 million to an undisclosed seller for a 16,600-square-foot building at 17712 Mitchell North in Irvine. JR Williamson of Nathan Howard Group Inc. represented Forma. David Bolt of CB Richard Ellis represented the seller.

Don Abrahams Inc. paid $2 million to D’Alessio Investments for an 8,969-square-foot office building at 325 N. Newport Blvd. in Newport Beach. Kevin Quick of Lee & Associates represented both parties.

A private investor paid $1.9 million to Earl Ray Noxsel for a 24,026-square-foot medical office building at 1020 S. Anaheim Blvd. in Anaheim. Michael Lawrence, Jason Phillips and Joseph Lising of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Custom Auto Sound paid $1.3 million to KPM Properties for a 17,153-square-foot industrial building at 13431 S. State College Blvd. in Anaheim. Ian Britton, Bob Goodmanson and Brad Bierbaum of CB Richard Ellis represented the seller.

Abate All Inc. paid $793,000 to Lynje Enterprises for a 6,720-square-foot industrial building at 7500 Suzi Lane in Westminster. David Cox of Ashwill Associates Commercial Real Estate represented the seller. Paul Caputo of Voit Commercial Brokerage represented the buyer.

Gary T. and Pamela L. Zingler paid $589,160 to Ellwin E. and Alice R. Ashwill Trust for a 5,356-square-foot industrial building at 16541 Burke Lane in Huntington Beach. David Cox of Ashwill Associates represented the buyers.

An unnamed institutional investor paid an undisclosed amount to Steelcase Inc. for a 122,260-square-foot warehouse and distribution building at 1201 Bell Ave. in Tustin. The building is occupied by Total Office of California. Robert Smith, Michael Kane, Karen Scholte and Tom West of CB Richard Ellis represented the seller.

LEASES

Cancer testing company Oncotech Inc. extended and expanded its lease at 15501 Red Hill Ave. in Tustin for a total of 44,123 square feet for an added 10 years. Chip Wright and Phil Cohen of CB Richard Ellis represented Oncotech and landlord 15501 Redhill LLC.

Cotton Buds Inc. leased a 30,123-square-foot building at 1240 N. Fee Ana in Anaheim in a deal valued at $1.7 million. Ian Britton, Bob Goodmanson and Brad Bierbaum of CB Richard Ellis represented Cotton Buds and landlord DSA Anaheim Business Park.

Porcelanatto Tile leased a 21,243-square-foot industrial building at 1230 N. Kraemer Blvd. in Anaheim for five years in a deal valued at $900,000. The tile wholesaler plans to move from 1600 E. Babbitt Ave. in Anaheim. Vince Anthony with Commercial Realty Advisors represented the tenant. Walter Frome and Bill Livesay represented landlord Bob Santos.

Intersport Fashions West leased 13,867 square feet at 2771 Dow Ave. in Tustin for 15 months in a deal valued at $123,000. Dave Desper of CB Richard Ellis represented Intersport. Greg Gilroy of Davis Partners LLC represented landlord The Realty Associates Fund IV LP.

GPS Lending’s SkyNetix leased 7,913 square feet at 17815 Newhope St. in Fountain Valley for three years. Financial terms weren’t disclosed. Barry Knudson and Dave Desper of CB Richard Ellis Services Inc. represented landlord JKS-SF LLC. Lee McCullough of Colliers Seeley International Inc. represented Skynetix.

Electronics distributor GTE & Associates leased 1,199 square feet at 192 Technology Drive in Irvine. Terms weren’t disclosed. George Chelius of Resource Commercial Real Estate Inc. represented GTE & Associates. Maria Meyer of landlord Olen Properties Corp. represented her company.
