BJW Properties LLC paid $3.8 million to CP Trust for a 22,400-square-foot industrial building at 1451 S. Manhattan Ave. in Fullerton. Dan Powers of CB Richard Ellis Group Inc. represented the buyer. Jim McFadden and Bob Crenshaw of Grubb & Ellis Co. represented the seller.

Surefire LLC paid $2.8 million to Sierra Concrete Design Inc. for a 24,700-square-foot warehouse at 2110 S. Anne St. in Santa Ana. The industrial property is on 1.9 acres and includes a fenced yard and 120 parking spaces. Surefire, which makes flashlights and tactical lights, will occupy the property. Darin McDonald and Ted Sawyer of Lee & Associates represented the buyer. Michael Hefner of Voit Real Estate Services represented the seller.

An undisclosed buyer paid $1.8 million to an undisclosed seller for a 20,539-square-foot office building at 1833 E. 17th St. in Santa Ana. The Atlas Building was constructed in 1962 and was in disrepair. It requires $200,000 in rehabilitation work, a cost that was factored into the sale price. Pasha Darvishian of Marcus & Millichap Real Estate Investment Services Inc. represented both parties.

LEASES

Direct Drive Systems leased 50,518 square feet of industrial space at 601 Burning Tree Road in Fullerton. Terms of the lease weren’t disclosed. Jeff Read, John Perkins and James Dugan of Grubb & Ellis represented the tenant. Tom Dorman of CB Richard Ellis Group represented landlord SFERS Real Estate Corp.

Spectrum Pharmaceuticals Inc. leased 34,320 square feet of office space at 157 Technology Drive in Irvine. Terms of the lease weren’t disclosed. Chon Kantikovit, Mike Carson and Andrew Ewald of Grubb & Ellis represented the tenant. Landlord Irvine Company represented itself.

Sterling Hawk LLC leased an 8,000-square-foot office building at 595 W. Apollo St. in Brea. The value of the 3-year lease was not disclosed. Ian Britton of CB Richard Ellis Group represented the tenant. Johnny Eubanks of Lee & Associates represented landlord Bohn Family Trust.

College Community Services leased 6,150 square feet of office space at 1910 N. Bush St. in Santa Ana. The value of the 2-year lease wasn’t disclosed. Wally Courtney of Paul Kott Realtors Inc. represented the tenant. Douglas Garrett of Lee & Associates-Orange Inc. represented landlords Nabeel and Salwa Nabi.

REO World Inc. leased 5,411 square feet of office space at 14 Corporate Plaza Drive in Newport Beach. Terms of the lease weren’t disclosed. Doug Killian of Voit Real Estate Services represented the tenant. Greg Puccinelli and Scott Johnstone of Grubb & Ellis represented landlord 14 Corporate Plaza Partners.

Blue Diamond Excavation leased 3,572 square feet of office space at 100 Bayview Circle in Newport Beach. Terms of the lease weren’t disclosed. Tim Joyce, John Pomer and Oliver Fleener of Grubb & Ellis represented the tenant. Allison Schneider of CB Richard Ellis Group represented landlord 100 Bayview LLC.

Daniel Stevents leased a 3,075 square foot office space at 1855 W. Katella Ave. in Orange from Cirsea Ltd. LLC. Terms of the lease weren’t disclosed. Douglas Garrett, Phil Fridd and Jonmark Fabiano of Lee & Associates-Orange represented both parties.
