A private investor paid $16.7 million to a group of private investors for Imperial Canyon Center, a 55,300-square-foot shopping center at 5555-5665 Santa Canyon Road in Anaheim Hills. The shopping center is 99.6% leased. Ken McLeod and Parker Douglass of Grubb & Ellis Co.’s West Los Angeles office represented both parties.

Omidvar Family #3 LP paid $6.3 million to ACC Park LLC and MC Horning Jr. for a 46,216-square-foot research and development and office building at 1300 Kellogg Drive in Anaheim. Royalty Property represented the buyer. Dan Vittone and Alan Pekarcik of Voit Commercial Brokerage LP’s Irvine office and Mike Bouma and Rob Mitchell of Voit’s Anaheim Metro office represented the seller.

Magna & Magna Inc. paid $6.2 million to the Hanson Family Trust for a four-building portfolio totaling 44,932 square feet in Santa Ana. The buildings sold for $139 per square foot. The portfolio consists of an 8,502-square-foot strip center at 900-908 E. First St.; a 22,000-square-foot retail building at 920 E. First St.; a 6,548-square-foot industrial building at 922 E. First St.; and a 7,882-square-foot industrial building at 926 E. First St. Michael Woolbright of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Express Systems IFS Inc. paid $4.1 million to Vanderbilt Chrysler LLC for a 24,940-square-foot flex building at 11 Vanderbilt in Irvine. Ryan Swanson, Mark Jerue and Craig Fitterer of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Ryan Jett, Garry Allen and Doug Matthews of Grubb & Ellis represented the seller.

Mobile Net paid $3.8 million to Horace & Pamela Pietravalle for a 17,457-square-foot research and development building at 18 Morgan in Irvine. The building sold for $216 per square foot. Brian Donner of GVA Daum represented the buyer. Mark Jerue, Craig Fitterer and Ryan Swanson of Lee & Associates represented the seller.

Private investors from Fountain Valley paid $1.02 million to a private investor for Shelley Apartments, an eight-unit apartment complex at 12572 Shelley Drive in Garden Grove. Ann Mai of Alta Funding & Real Estate represented the buyer. Larry DeSantis of Sperry Van Ness represented the seller.

Placentia-based Absolute Screenprint Inc., a screen printing company, leased Brea Industrial Complex, a 62,650-square-foot distribution building at 450 Delta Ave. in Brea. The five-year deal is valued at $2.2 million. Joe Miller of Voit’s Anaheim Metro office represented Absolute Screenprint. Mitch Zehner and Louis Tomaselli of Voit’s Anaheim Metro office represented landlord Adler Investment Co.

Bam Brokerage Inc.’s On the Edge Marketing in Foothill Ranch leased a 33,805-square-foot distribution facility at 25871 Atlantic Ocean in Lake Forest. The five-year deal is valued at about $1.6 million. Craig Fitterer, Brian Jerue and Ryan Swanson of Lee & Associates represented On the Edge. Greg May and Joe Woodka of Grubb & Ellis represented landlord Scarbrough Family LP.

Murphy, Murphy & Murphy Inc. leased a 10,425-square-foot office building at 10801 Walker in Cypress. The seven-year deal is valued at $1.7 million. Greg Marshall of Voit’s Irvine office represented Murphy, Murphy & Murphy. Jeff Coburn and Shaun McCullough of Charles Dunn represented landlord Marvin Oates Management Services.
