SALES

Kane Industrial Properties purchased a 20,000-square-foot industrial building at 11842 Hamden Place in Santa Fe Springs for $1.17 million. Jeff Thomas of The Seeley Co. represented Kane and Elizabeth Hughes of Lee & Associates and Joel McCabe of The Seeley Co. represented the seller, Bettie Kanelos.

Bohler-Uddeholm Corp. purchased a 198,633-square-foot parcel in Chino for $1.25 million. Elizabeth Hughes of Lee & Associates and Greg Jenkins of Penta Pacific represented Bholer-Uddeholm and Mark Kegens of Grubb & Ellis represented the seller, Chino Industrial LLC.

Regency Realty Corp. sold Fountain Valley Plaza, a 110,000-square-foot retail center in Fountain Valley. The value of the transaction was undisclosed. Dennis Vaccaro and Chris Rodriguez of Faris Lee Investments represented the buyer and Claude Yacoel of Yacoel Properties represented Regency.

LEASES

AAA Texas leased a 14,040-square-foot office building at 13415 San Pedro in San Antonio, Texas. The transaction was valued at $1,174,095. Dan Knudson and Ken Hulbert of Daum Commercial Real Estate’s Newport Beach office represented the Texas based-company.

California Department of Transportation District 12 leased 58,448-square-feet at Park Place office campus in Irvine for 11 years from the landlord, Winthrop Management.

Pan Pacific Plumbing, Santa Ana, leased 21,854 square feet at 17911 Mitchell in the Irvine Business Complex. The transaction was valued at more than $17,400. Rick Wray of Wray Realty represented the plumbing company and Dave Desper of CB Richard Ellis represented the landlord, Drapers & Damons Regional.

Ultra Coach Building Inc. leased a 47,319-square-foot building in Corona. The transaction was valued at $1.2 million. Bryan Miller of Lee & Associates represented the limousine manufacturer and Larry Null of Lee & Associates represented the landlord, Moran Corona.

Gallup Inc. leased 26,495 square feet at 18191 Von Karman in Irvine. The transaction was valued at more than $3.8 million. Randolph Mason of Lee & Associates represented Gallup.

Viacore Inc. leased 31,700 square feet of office space at 5151 California Ave. in Irvine for six years from the landlord, Irvine Community Development Co.. Tom Abel of CB Richard Ellis in Anaheim represented Viacore.

Auto Quest, San Clemente, leased a 17,000-square-foot building at 9750 Research Drive in the Irvine Spectrum. The transaction was valued at more than $1.95 million. Dean Krieger of Lee & Associates represented both Auto Quest and the landlord, RDJH Enterprise LLC.

IMA Design Group Inc. leased 5,000 square feet of office space at 2500 Michelson

Drive, Suite 125 in Irvine. The transaction was valued at more than $500,000. Eileen Schuler of Schuler Commercial Real Estate represented the tenant and Richard Hausman represented the landlord, Hausman Family Trust.

OTHER

Irvine-based R. D. Olson Construction completed work on a 58,000-square-foot Dave and Buster’s at 447 Great Mall Drive in the Great Mall of the Bay in Milpitas. The project was valued at $9 million.

Burnham USA Equities Inc. opened a new Staples Superstore at 485 E. 17th St. in Newport Beach.

Roel Construction completed tenant improvement construction on 5,000 square feet at 2500 Michelson Drive, Suite 125, in Irvine for IMA Design Group Inc. The project was valued at $135,000.

Shelley Magoffin of Dwyer-Curlett Inc., an OC-based mortgage banker, arranged the financing for Telacu 1270 Inc. to purchase a 174,240-square-foot distribution warehouse building at 1270 Goodrich Blvd. in Commerce, through Canada Life Assurance Co.. The loan was valued at $3.6 million. Magoffin also arranged financing for Hewson/DeSoto Partners LLC to develop a 1.1 million-square-foot distribution facility at the Olive Branch Distribution Center in Olive Branch, Miss. The loan was valued at $37.5 million. Thomas Kenny of Dwyer-Curlett arranged the financing for 11th & Main LLC to purchase 10 multi-tenant retail buildings at 11th and Main streets in Los Angeles, though National Realty Funding. The loan was valued at $8 million.
