HB Tustin Franklin LLC, a venture of Los Angeles-based Hanover Financial Co. and Laguna Niguel-based BR Birtcher Franklin LP, paid $17.5 million to an undisclosed seller for the 157,000-square-foot Tustin Business Center at 14662 Franklin Ave. in Tustin. James Morrison of the Morrison Co. represented HB Tustin. Colliers Seeley International Inc. represented the seller.






Anaheim Hills-based Eastwood Insurance Co. paid $2.5 million to Koll Savi LLC for a 22,544-square-foot, two-story flex building at 22860 Savi Ranch Parkway in Yorba Linda (photo). Eastwood plans to house its customer service division at the site. Lonnie Riddle of Grubb & Ellis Co. represented Eastwood. Louis Tomaselli, Mitch Zehner, and Mike Boomer of Voit Commercial Brokerage represented the seller.

Brian Hopkins paid $1.6 million to the Leyton Family Trust for a 12,000-square-foot office building at 1100 N. Tustin Ave. Chris Migliori of Daum Commercial Real Estate Services represented the seller. Frank Sator of Premier Properties represented the buyers.

South Coast Children’s Society paid an undisclosed amount to Laguna Niguel-based Birtcher Real Estate Group for a 37,455-square-foot building at 1620 Sunflower Ave. in Costa Mesa. Brian Garbutt & Mike Meisenbach of Lee & Associates Commercial Real Estate Services represented Birtcher. Ted Bean of Real Estate Enterprises represented the buyer.

Oncotech Inc. extended and expanded its lease at 15501 Red Hill Ave. in Tustin to 44,123 square feet for 10 years (photo). Chip Wright and Phil Cohen of CB Richard Ellis Services Inc. represented Oncotech and landlord John R. Saunders.

Law firm Booth, Mitchell & Strange renewed its lease for 10,501 square feet of office space at 701 S. Parker St. in Orange in a five-year deal valued at $1.1 million. David Cantwell of Julien J. Studley Inc. represented the firm. Andy Batcheller of landlord Los Angeles-based Arden Realty Inc. represented his company.

Orange County Teachers Federal Credit Union leased 6,000 square feet of space in Anaheim Plaza. Scott Horsley with CB Richard Ellis represented the credit union. Kathy Fox with Donahue Schriber Realty Group LP represented Anaheim Plaza, which is owned by the California State Teachers Retirement System.

KL Trading leased 3,384 square feet of office space at One Park Plaza in Irvine for three years in a deal valued at $256,000. Linda Barden of CB Richard Ellis represented the tenant. Gary Gerson of landlord The Irvine Company represented his company.

Alliance Surety & Insurance Services LLC leased 1,764 square feet of office space at 7700 Irvine Center Drive in Irvine. Terms weren’t disclosed. Orion Property Partners represented landlord American Spectrum Realty Inc.

Net Visibility Inc. leased 1,718 square feet of office space at 7700 Irvine Center Drive in Irvine. Terms weren’t disclosed. Orion Property Partners represented landlord American Spectrum Realty.

Patricia Dana and Steve Dana extended by three years their lease for 1,165 square feet of office space at 7700 Irvine Center Drive in Irvine. Terms weren’t disclosed. Orion Property Partners represented the Danas and landlord American Spectrum Realty.

Hair Masters leased 1,000 square feet of space at 8162 Talbert Ave. in Huntington Beach for 10 years. Financial terms weren’t disclosed. John T. Mehigan of CB Richard Ellis represented the tenant. Barclay Harty of Grubb & Ellis Co. represented the undisclosed landlord.

Aventis SA’s Aventis Pastuer vaccines unit extended for three years its lease for 1,057 square feet of office space at 7700 Irvine Center Drive in Irvine. Terms weren’t disclosed. Orion Property Partners represented Aventis and landlord American Spectrum Realty.
